To be valid, a deed must identify the parties, provide a legal description of the property, be signed by the grantor, and be delivered to and accepted by the grantee. It is then recorded in the public land records.<\/p>\n<p>There are several types of deeds used in commercial real estate, including general warranty deeds (which provide the broadest protections to the buyer), special warranty deeds (limited warranties), and quitclaim deeds (no warranties).
