The partnership plans to pursue additional prime office assets in top-tier locations.<\/p>\n<div id=\"attachment_12796\" style=\"width: 250px\" class=\"wp-caption alignleft\"><a href=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/2017\/07\/6545.jpg\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-12796\" class=\"wp-image-12796 size-medium\" src=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/2017\/07\/6545-240x300.jpg\" alt=\"114 Fifth Ave. (Yardi Matrix)\" width=\"240\" height=\"300\" \/><\/a><p id=\"caption-attachment-12796\" class=\"wp-caption-text\">114 Fifth Ave. (Yardi Matrix)<\/p><\/div>\n<p>Allianz contributed one of its <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ny\/manhattan\/\" target=\"_blank\" rel=\"noopener noreferrer\">Manhattan office properties<\/a> to the joint venture. Valued at $220 million, 114 Fifth Ave. is a 352,000-square-foot office building that the company acquired back in 2015. Located in the bustling <a href=\"https:\/\/www.commercialcafe.com\/commercial-real-estate\/us\/ny\/manhattan\/flatiron-district\/\" target=\"_blank\" rel=\"noopener noreferrer\">Flatiron District<\/a> in Manhattan&#8217;s <a href=\"https:\/\/www.commercialcafe.com\/commercial-real-estate\/us\/ny\/manhattan\/midtown-manhattan\/\" target=\"_blank\" rel=\"noopener noreferrer\">Midtown South<\/a>, the 19-story property recently underwent a $45 million renovation effort and is fully leased to high-profile tenants such as MasterCard, First Look Media and Acxiom, according to <a href=\"https:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Yardi Matrix<\/a> data. The LEED Gold-certified tower includes 23,500 square feet of retail space and is managed by L&amp;L Holding Co., which also holds a 1% stake in the property. As a result of the new venture, Allianz and Columbia each owns 49.5% of the Fifth Avenue property, with L&amp;L Holding retaining its partnership stake. Allianz was advised by Cushman &amp; Wakefield in the negotiations.<\/p>\n<p>&#8220;In addition to an alignment of our investment strategies, the combination of our highly-experienced and knowledgeable teams of investment and asset management professionals will support growth in the portfolio of our joint investments over time,&#8221; Christoph Donner, CEO at Allianz Real Estate of America, said in a statement.<\/p>\n<div id=\"attachment_12794\" style=\"width: 310px\" class=\"wp-caption alignright\"><a href=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/2017\/07\/4862.jpg\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-12794\" class=\"wp-image-12794 size-medium\" src=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/2017\/07\/4862-300x240.jpg\" alt=\"University Circle - 2000 University Circle (Yardi Matrix)\" width=\"300\" height=\"240\" \/><\/a><p id=\"caption-attachment-12794\" class=\"wp-caption-text\">University Circle &#8211; 2000 University Circle (Yardi Matrix)<\/p><\/div>\n<p>Columbia Property Trust contributed two prime Bay Area\u00a0assets to the new joint venture: <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ca\/east-palo-alto\/university-circle-2000-university-circle\/\" target=\"_blank\" rel=\"noopener noreferrer\">University Circle<\/a>, a 451,000-square-foot <a href=\"https:\/\/www.commercialcafe.com\/commercial-real-estate\/us\/ca\/santa-clara-county\/palo-alto\/\" target=\"_blank\" rel=\"noopener noreferrer\">Palo Alto<\/a> office complex valued at $540 million, and 333 Market St., a 657,000-square-foot office tower in San Francisco&#8217;s <a href=\"https:\/\/www.commercialcafe.com\/commercial-real-estate\/us\/ca\/san-francisco-county\/san-francisco\/financial-district-barbary-coast\/\" target=\"_blank\" rel=\"noopener noreferrer\">Financial District<\/a>, valued at $500 million. The Palo Alto property\u00a0was acquired by Columbia in 2005, while 333 Market St. was purchased back in 2012. Columbia now retains a 77.5% stake in the two assets, with Allianz currently holding 22.5%.
