The average price per square foot seems to have reached maximum heights during 2017&#8217;s first quarter and is now on a slight downturn. Despite a slow office market, with the least square footage traded and the least number of deals closed than in any quarter of the past five years, developers have been confidently bringing more Class A office space to the market.<\/p>\n<p>Find the key takeaways below and read on to see how the Boston office market fared this past quarter:<\/p>\n<ul>\n<li><a href=\"#salesvolume\">Q2 sales volume drops 33% Y-o-Y, down 48% from Q1<\/a><\/li>\n<li><a href=\"#ppsf\">Average price per square foot slips 11% from Q1 peak<\/a><\/li>\n<li><a href=\"#majordeals\">Class A portfolio transaction tops quarter sales<\/a><\/li>\n<li><a href=\"#pipeline\">Over 560,000 square feet of new office space coming in Q3<\/a><\/li>\n<\/ul>\n<h3 id=\"salesvolume\">Q2 Sales Volume Follows Drop in Number of Sales<\/h3>\n<p>June wrapped up with only eight assets larger than 50,000 square feet sold in Q2 at over $5 million each, in an economy that averages roughly 19 such deals per quarter. The Q2 2017 sales volume amounted to just over $1 billion, even with\u00a0two\u00a0<a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ma\/boston\/downtown-financial-district\/\" target=\"_blank\" rel=\"noopener\">Downtown-Financial District office<\/a>\u00a0portfolios changing hands between April and June of 2017. This is a 48% drop in sales volume from Q1, when 13 assets traded above the $5 million mark, and amassed just over $2 billion.<\/p>\n<p>Meanwhile, the drop from Q2 2016 is slightly less sharp, as sales volume during Q2 2017 dropped 33% year-over-year.<\/p>\n<div class=\"infogram-embed\" data-id=\"q2_2017_boston-42\" data-type=\"interactive\" data-title=\"Q2 2017 Boston\"><\/div>\n<p><script>!function(e,t,s,i){var n=\"InfogramEmbeds\",o=e.getElementsByTagName(\"script\"),d=o[0],r=\/^http:\/.test(e.location)?\"http:\":\"https:\";if(\/^\\\/{2}\/.test(i)&&(i=r+i),window[n]&&window[n].initialized)window[n].process&&window[n].process();else if(!e.getElementById(s)){var a=e.createElement(\"script\");a.async=1,a.id=s,a.src=i,d.parentNode.insertBefore(a,d)}}(document,0,\"infogram-async\",\"\/\/e.infogram.com\/js\/dist\/embed-loader-min.js\");<\/script><\/p>\n<h3 id=\"ppsf\">Average Price\/SF Rests at $500 in Q2<\/h3>\n<p>With a little over 2 million square feet of <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ma\/boston\/\" target=\"_blank\" rel=\"noopener\">Boston office space<\/a> traded in properties of over 50,000 square feet, 2017&#8217;s Q2 lags behind the past five years and marks a 40% year-over-year decrease. Although Class A <a href=\"https:\/\/www.commercialcafe.com\/blog\/tag\/cre-term-inventory\/\" target=\"_blank\" rel=\"noopener\">inventory<\/a> drove the market, accounting for 63% of assets traded during this past quarter, Class B properties of over 50,000 square feet did not fall too far behind, adding up to 37% of office space that changed hands.<\/p>\n<p>Q1 2017 holds the five-year record for highest quarterly average price per square foot, at $562. This year&#8217;s major Q2 sales included a portfolio of each, with the <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ma\/boston\/center-plaza-1-center-plaza\/\" target=\"_blank\" rel=\"noopener\">Center Plaza<\/a>&#8216;s three Class A buildings landing top spot on the list.<\/p>\n<div id=\"attachment_11443\" style=\"width: 310px\" class=\"wp-caption alignleft\"><a href=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/2017\/07\/center-plaza-one-boston-YM.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-11443\" class=\"size-medium wp-image-11443\" src=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/2017\/07\/center-plaza-one-boston-YM-300x240.jpg\" alt=\"View of Central Plaza office building in Boston, from the corner at cambridge st and somerset street\" width=\"300\" height=\"240\" \/><\/a><p id=\"caption-attachment-11443\" class=\"wp-caption-text\"><em>Center Plaza (courtesy of Yardi Matrix)<\/em><\/p><\/div>\n<p>April marked the $365 million purchase of <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ma\/boston\/center-plaza-1-center-plaza\/\" target=\"_blank\" rel=\"noopener\">1<\/a>, 2 and 3 Center Plaza\u2014the nine-story, interconnected office portfolio was sold by Shorenstein to <a href=\"https:\/\/www.commercialcafe.com\/commercial-real-estate\/us\/ma\/boston\/\" target=\"_blank\" rel=\"noopener\">Boston<\/a>-based Synergy Investments and <a href=\"https:\/\/www.commercialcafe.com\/commercial-real-estate\/us\/ny\/new-york-city\/\" target=\"_blank\" rel=\"noopener\">NYC<\/a>-based Green Oak. One of Boston&#8217;s largest mixed-use developments, Center Plaza was also Synergy&#8217;s largest acquisition. The five-building office portfolio that was put together in 2014 by DivcoWest was subsequently rebranded as The Hive urban campus. DivcoWest sold the 348,000-square-foot repositioned office property to AIG at 95% occupancy. The largest portion of that delivery is concentrated in Alexandria Real Estate Equities&#8217; 500,000-square-foot lab and office 50\/60 Binney project in East Cambridge. The 10-story, Class A Kendall Square development will be shared by Genzyme Corp.&#8217;s headquarters and Bluebird Bio&#8217;s headquarters.<\/p>\n<p>Roughly 566,000 square feet are slated for delivery in the coming quarter. The biggest of the four projects due for completion before October is the 280,000-square-foot building at 600 Summit Drive in <a href=\"https:\/\/www.commercialcafe.com\/commercial-real-estate\/us\/ma\/burlington\/\">Burlington<\/a>. Developed by The Gutierrez Co. as part of its 600,000-square-foot Class A Summit Office Park, it will be followed by a second, 70,000-square-foot phase, scheduled for completion in 2018.
