The <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ct\/norwalk\/\" target=\"_blank\" rel=\"noopener\">Norwalk, Ct.<\/a> medical office property located at <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ct\/norwalk\/40-cross-street\/\" target=\"_blank\" rel=\"noopener\">40 Cross St.<\/a> commanded $23 million and was purchased by Anchor Health Properties.<\/p>\n<p>The 69,131-square-foot building is one of Fairfield County\u2019s premier multi-tenant medical office properties, with over 100 physicians practicing on the premises, and major tenants including Norwalk Surgery Center\/Norwalk Hospital, St. Vincent\u2019s MultiSpecialty Group, WestMed (formerly Norwalk Medical Group), and the Center for Advanced Pediatrics.<\/p>\n<div id=\"attachment_13009\" style=\"width: 310px\" class=\"wp-caption alignleft\"><a href=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/2017\/09\/YM_40_Cross_Street_03.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-13009\" class=\"size-medium wp-image-13009\" src=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/2017\/09\/YM_40_Cross_Street_03-300x240.jpg\" alt=\"Cross Street Medical Center (Yardi Matrix)\" width=\"300\" height=\"240\" \/><\/a><p id=\"caption-attachment-13009\" class=\"wp-caption-text\"><em>Cross Street Medical Center (Yardi Matrix)<\/em><\/p><\/div>\n<p>Centrally positioned in Norwalk\u2019s West Avenue medical corridor, the 4-story property is directly off Route 7\u2019s exit 1 interchange, and within walking distance to the Norwalk Hospital campus. Cross Street Medical Center offers best-in-class medical office and outpatient surgery center space, and benefits from direct access to multiple retail, restaurant and banking amenities.<\/p>\n<p>Marcus Partners purchased the asset in 2013 for $13 million and proceeded to invest in capital improvements, which included Class A finishes to the lobbies and common areas, updated elevator controls, new granite exterior entrance walkways and curbs, new signage and landscaping.<\/p>\n<p>NKF Senior Managing Director Michael Greeley stated that over 10 of the country&#8217;s most active medical office investors competed for this asset. &#8220;With immediate highway access and a strategic position near Norwalk Hospital, Cross Street Medical Center serves one of Connecticut\u2019s strongest patient demographics.
