A <a href=\"https:\/\/naiop.org\/en\/Magazine\/2015\/Spring-2015\/Development-Ownership\/Real-Estate-Takes-Its-Place-as-the-Fourth-Asset-Class.aspx\" target=\"_blank\" rel=\"nofollow noopener\">2015 NAIOP analysis<\/a> set out to backtrack the path of CRE from alternative investment status to trustworthy portfolio asset, while providing insight on what drove this process, as well as looking into future possibilities and implications for this new asset class.<\/p>\n<p>According to NAIOP, institutional investment portfolios did not include commercial real estate before 1980. With the National Council of Real Estate Investment Fiduciaries (NCREIF) launching its index of institutional real estate returns in 1982, a pivotal benchmark was established, and the investment floodgates opened. By the early 1990s, the equity REIT market had grown rapidly.<\/p>\n<p>In a fortuitous twist, the global financial crisis of the late 2000s brought about a pricing correction, which lowered the barriers to entry into high-profile CRE markets such as NYC, Chicago, Los Angeles, and the like. Nowadays, multi-billion, cross-market portfolio sales are the norm\u2014take the largest office deal of 2017, in which Duke Realty sold 72 medical office properties to the Healthcare Trust of America, for a modest $2.3 billion. Why modest? According to recent reports by the <a href=\"https:\/\/www.wsj.com\/articles\/new-yorks-commercial-property-slump-shows-signs-of-slowing-1518350400\" target=\"_blank\" rel=\"nofollow noopener\">Wall Street Journal<\/a>, NYC brokers and seasoned investors are feeling good about 2018, although sales in the country\u2019s #1 CRE market have been dropping for the past two years. But in Manhattan, even the big real estate flops manage to flop exceptionally well. The highly-coveted Central Midtown office asset traded four times during the past 20 years, and was most notably purchased in 2008 for $2.8 billion by Boston Properties and a group of Middle Eastern sovereign wealth funds\u2014marking the <a href=\"https:\/\/www.wsj.com\/articles\/SB10001424127887324563004578521403385784638\" target=\"_blank\" rel=\"nofollow noopener\">highest price ever paid<\/a> for the full acquisition of a single U.S. office building. In 2013, Boston Properties\u2019 venture partners sold their 40% stake for $1.4 million, which valued the <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ny\/manhattan\/\" target=\"_blank\" rel=\"noopener\">Manhattan office<\/a> property at roughly $3.4 billion.<\/p>\n<div id=\"attachment_15522\" style=\"width: 650px\" class=\"wp-caption aligncenter\"><a href=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/YM_11_madison_ave_metlife_bldg.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-15522\" class=\"wp-image-15522 size-full\" src=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/YM_11_madison_ave_metlife_bldg.jpg\" alt=\"MetLife Building, 11 Madison Avenue, New York, NY (Yardi Matrix)\" width=\"640\" height=\"800\" srcset=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/YM_11_madison_ave_metlife_bldg.jpg 640w, https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/YM_11_madison_ave_metlife_bldg.jpg?resize=120,150 120w, https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/YM_11_madison_ave_metlife_bldg.jpg?resize=240,300 240w\" sizes=\"auto, (max-width: 640px) 100vw, 640px\" \/><\/a><p id=\"caption-attachment-15522\" class=\"wp-caption-text\">MetLife Building, 11 Madison Avenue, New York, NY (property image courtesy of Yardi Matrix)<\/p><\/div>\n<p>Last year, Boston Properties refinanced the property with a $2.3 billion mortgage, which is quite possibly one of the <a href=\"https:\/\/therealdeal.com\/2017\/04\/26\/boston-properties-lands-2-3b-loan-for-gm-building\/\" target=\"_blank\" rel=\"nofollow noopener\">largest CRE loans<\/a> recorded for a single building.<\/p>\n<p>As the list of GM Building-related records can go on and on, we\u2019ll shift focus to another NYC star\u2014the office building at <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ny\/new-york\/11-madison-avenue\/\" target=\"_blank\" rel=\"noopener\">11 Madison Ave<\/a>, which changed hands twice since 1995, with a 250% price increase from one sale to the next.<\/p>\n<p>Originally built in the 1930s to serve as headquarters for the Metropolitan Life Insurance Co., this <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ny\/manhattan\/nomad\/\" target=\"_blank\" rel=\"noopener\">NoMad office property<\/a> was sold by MetLife in the early 2000s for $675 million, to the Sapir Organization.<\/p>\n<p>Considerable investment went into modernizing this <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ny\/manhattan\/midtown-manhattan\/\" target=\"_blank\" rel=\"noopener\">Midtown office space<\/a> and attracting marquee tenants, such as Sony and Yelp, to join the building\u2019s long-term anchor tenant, Credit Suisse. Notably purchased by the Rockpoint Group and Stellar Management during the real estate boom of the early 2000s for $700 million, the 115-acre property commanded just under $1.4 billion in 2014\u2014a deal that highlighted the crisp increase in Bay Area residential property values. The tallest office building in <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/il\/chicago\/\" target=\"_blank\" rel=\"noopener\">Chicago<\/a> changed hands, both fully and partially, several times since 1995. In 2004, a triad of U.S.-based investors put down $841 million for the <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/il\/chicago\/the-loop\/\" target=\"_blank\" rel=\"noopener\">Chicago Loop office property<\/a> and, unbeknownst to them, embarked on a tough ride. The partners held on to the property through the rising vacancy and dropping leasing rates of the ensuing recession\u2014in 2009, they leased the naming rights to London-based insurance broker Willis Group, and created the famous Ledge on the 103rd-floor Skydeck. Biomed Realty <a href=\"https:\/\/westfaironline.com\/84568\/regeneron-will-pay-720m-for-landmark-at-eastview-hq-campus\/\" target=\"_blank\" rel=\"nofollow noopener\">had acquired<\/a> the sizeable <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ny\/westchester-county\/\" target=\"_blank\" rel=\"noopener\">Westchester<\/a> science campus in 2007, for just $99 million, and have built several new facilities on the site since, mainly for Regeneron\u2019s expanding operations.<\/p>\n<p>Mesirow Financial\u2019s purchase of <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/nj\/basking-ridge\/verizon-operations-headquarters\/\" target=\"_blank\" rel=\"noopener\">Verizon\u2019s Operations HQ<\/a> in Basking Ridge was a record in itself\u2014the $650 million transaction was the <a href=\"http:\/\/www.cushmanwakefield.com\/en\/news\/2015\/05\/verizon-basking-ridge\/\" target=\"_blank\" rel=\"nofollow noopener\">largest sale-leaseback<\/a> ever completed in suburban New Jersey, as of May 2015. Verizon leased back the full property for a 20-year term, with an option to stay put even longer. Mesirow chased that campus acquisition one year later, by purchasing Verizon\u2019s world-class 1 million-square-foot office campus in <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/tx\/irving\/\" target=\"_blank\" rel=\"noopener\">Irving, TX<\/a>. Through the 1990s and early 2000s, most of the high-stake, record-price commercial real estate buyers were U.S.-based, either single investors or joint venture partnerships.\u00a0Apart from the 1997 purchase of the Willis Tower by Canadian investment firm Trizec Properties, foreign players were absent from big-game real estate deals until the mid-2000s.<\/p>\n<div id=\"attachment_15568\" style=\"width: 650px\" class=\"wp-caption aligncenter\"><a href=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/YM_101CaliforniaSanFran.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-15568\" class=\"wp-image-15568 size-full\" src=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/YM_101CaliforniaSanFran.jpg\" alt=\"101 California Street, San Francisco, CA (Yardi Matrix)\" width=\"640\" height=\"800\" srcset=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/YM_101CaliforniaSanFran.jpg 640w, https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/YM_101CaliforniaSanFran.jpg?resize=120,150 120w, https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/YM_101CaliforniaSanFran.jpg?resize=240,300 240w\" sizes=\"auto, (max-width: 640px) 100vw, 640px\" \/><\/a><p id=\"caption-attachment-15568\" class=\"wp-caption-text\">101 California Street, San Francisco, CA (property image courtesy of Yardi Matrix)<\/p><\/div>\n<p>Dubai-based Istithmar World broke the ice in 2005 and paid $705 million for the 1.4 million-square-foot <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ny\/manhattan\/central-midtown\/\" target=\"_blank\" rel=\"noopener\">Central Midtown office<\/a> tower at <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ny\/new-york\/230-park-avenue\/\" target=\"_blank\" rel=\"noopener\">230 Park Avenue<\/a>. One year later, the Middle Eastern firm topped its own bet and snagged 280 Park Avenue for $1.2 billion.\u00a0Asian investment group Hudson Waterfront Associates matched that price tag and purchased the office tower at <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ny\/new-york\/1290-avenue-of-the-americas\/\" target=\"_blank\" rel=\"noopener\">1290 Avenue of the Americas<\/a> in 2006.\u00a0Large European, Asian, and Middle Eastern institutional investors like Chelsfield, Investcorp, and the Qatar Investment Authority started pouring capital into U.S. commercial real estate, most often in partnership with local real estate management and investment firms.<\/p>\n<p>When the global financial crisis unfolded, foreign buyers were understandably more conservative and refrained from billion-dollar U.S. real estate shopping sprees. However, by 2011, investment geography shifted once again, and we saw foreign players venture into trophy property acquisitions without financial backing from local partners. A partnership of two Asian investment authorities put down $851 million in 2012 for the shiny\u00a0<a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ca\/san-francisco\/\" target=\"_blank\" rel=\"noopener\">San Francisco office<\/a> tower at <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ca\/san-francisco\/101-california\/\" target=\"_blank\" rel=\"noopener\">101 California Street<\/a>. Toronto-based Oxford Properties Group partnered with U.S. investors to acquire Boston properties such as 60 State Street (bought for $817 million in 2014), and Five Hundred Boylston (bought for $755 million in 2015). The booming Boston office market also attracted Japan-based Mori Trust, which paid $673 million last year for the historic Back Bay building at <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ma\/boston\/10-saint-james-avenue-75-arlington-street\/\" target=\"_blank\" rel=\"noopener\">10 St. James Avenue &amp; 75 Arlington Street<\/a>.<\/p>\n<p>With capital markets growing and evolving around the world, the rise of U.S. commercial real estate from investment alternative to portfolio-must-have seems to have come about at just the right time. Moreover, expanding international businesses investing in regional headquarters spanning almost all continents will continue to drive the U.S. trophy office market and we may also soon see today\u2019s sales records shattered within the next few years.<\/p>\n<h2>Methodology<\/h2>\n<p><em>We based this analysis on <a href=\"https:\/\/www.yardimatrix.com\" target=\"_blank\" rel=\"noopener\">Yardi Matrix<\/a> sales data recorded up until February 1, 2018 and going back to the start of 1995. Additional proprietary research was conducted to complement the sales data with detailed investor profiles.
