MBRE Healthcare bought the 82,157-square-foot property from institutional investor ShopCore Properties, in a $37.1 million transaction.<\/p>\n<div id=\"attachment_15828\" style=\"width: 397px\" class=\"wp-caption alignright\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-15828\" class=\"wp-image-15828\" src=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/excel-center-375x300.jpg\" alt=\"\" width=\"387\" height=\"310\" \/><p id=\"caption-attachment-15828\" class=\"wp-caption-text\">17140 Bernardo Center Drive, San Diego (Yardi Matrix)<\/p><\/div>\n<p>According to <a href=\"https:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noopener\"><em>Yardi Matrix<\/em><\/a> data, the buyer paid $452 per square foot for the three-story Class B asset anchored by Kaiser Permanente, the largest\u00a0managed care\u00a0organization in the U.S. The new owner plans to convert the remaining vacant space on the building\u2019s third floor to medical office use.<\/p>\n<p>\u201cAs the project\u2019s sole and majority tenant occupying the first two floors, Kaiser\u2019s recent expansion and lease extension within the building signals their long-term commitment to the project and their patients in <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ca\/san-diego\/rancho-bernardo\/\" target=\"_blank\" rel=\"noopener\">Rancho Bernardo<\/a>. Kaiser offers a wide variety of services at this location, including primary care, OB\/GYN, pediatrics, radiology and behavioral health,\u201d\u00a0stated Rick Reeder in the San Diego office of Cushman &amp; Wakefield, the seller\u2019s agent.<\/p>\n<p>The medical facility is located on a 1.08-acre site at 17140 Bernardo Center Drive in Rancho Bernardo, roughly 20 miles northeast of <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ca\/san-diego\/\" target=\"_blank\" rel=\"noopener\">downtown San Diego<\/a>. The property is part of Park Terrace, a walkable mixed-use development near to Interstate 15 that includes hotels, restaurants, offices, and fitness centers.<\/p>\n<p>Built in 2000, Excel Center features top-tier finishes and flexible floor plates, as well as a 4-per-1,000 square-foot parking ratio, with subterranean parking.
