Last year around the same time, we looked at top U.S. cities for office delivery during the fall-winter season, and found that NYC, San Francisco, Plano, Cupertino, and Atlanta had the busiest delivery schedules for new office projects. In December 2017, we analyzed what markets would welcome the most new office space in 2018, and it looked like suburban construction would drive the 2018 office pipeline.<\/p>\n<p>This year, tariffs imposed on steel and aluminum have <a href=\"https:\/\/www.nreionline.com\/development\/tariffs-already-putting-pressure-commercial-construction-pricing\" target=\"_blank\" rel=\"nofollow noopener\">already caused<\/a> some reconsideration of planned construction projects. Uncertainty regarding how the commercial real estate industry will work around changes in building costs makes it difficult to draw reliable longer term pipeline estimates, at present. We can, however, look at office projects that either were completed since the start of January, or are nearing completion, with a set delivery date before the end of this coming December.<\/p>\n<p>According to information tracked by <a href=\"https:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noopener\">CRE research and data platform Yardi Matrix<\/a>, new office and mixed-use projects encompassing roughly 101 million square feet are on track for 2018. Nearly 42 million square feet of that total were delivered during the first six months of the year, leaving nearly 60% of 2018 scheduled office completions for delivery during H2. Read on to see where developers been busiest, and to check out the 20 largest office projects delivered and yet to come online this year.<\/p>\n<h4>Bay Area, NYC, Dallas, Top Markets for Office Development in 2018<\/h4>\n<p>Competition is close between the top two U.S. markets for office development in 2018. <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ca\/east-bay\/\" target=\"_blank\" rel=\"noopener\">Bay Area<\/a> completions scheduled for this year total just over 11 million square feet and put the California office market in the lead. <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ny\/new-york-city\/\" target=\"_blank\" rel=\"noopener\">New York City<\/a> landed second place, with office development in Brooklyn, Manhattan, and Queens amounting to nearly 10 million square feet. Number three on the list is Texas\u2019 D-FW metroplex. Office development in the <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/tx\/dallas\/\" target=\"_blank\" rel=\"noopener\">Dallas<\/a> metro area resulted in 7.7 million square feet of new office space scheduled for delivery in 2018. The growth of the Dallas office market is driven by corporate relocations and expansions, fueled by central location and cost of living, and sustained by availability of vacant land in the Dallas central business district and surrounding corridors.<\/p>\n<p><a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ca\/san-francisco\/\" target=\"_blank\" rel=\"noopener\">San Francisco<\/a> is fourth, with just over 7 million square feet in office projects due for completion this year. <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/dc\/washington\/\" target=\"_blank\" rel=\"noopener\">Washington, D.C.<\/a>, rounds out the top five, with 6.3 million square feet of new office real estate in the works. Each city\u2019s largest completion of the year has already been delivered and is open for business. The 1.4 million-square-foot <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ca\/san-francisco\/salesforce-tower\/\" target=\"_blank\" rel=\"noopener\">Salesforce Tower in San Francisco<\/a> officially wrapped up in May and Carr Properties\u2019 862,000-square-foot Midtown Center in <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/dc\/washington\/downtown-washington\/\" target=\"_blank\" rel=\"noopener\">Downtown D.C.<\/a> opened in June. The largest Boston office properties scheduled for completion in 2018 and that were already delivered during H1, are Skanska\u2019s 17-story, 450,000-square-foot 121 Seaport,\u00a0<a href=\"https:\/\/nerej.com\/cushman-wakefield-to-provide-management-services-for-skanska-s-121-seaport\" target=\"_blank\" rel=\"nofollow noopener\">managed<\/a> and operated by Cushman &amp; Wakefield, and <a href=\"https:\/\/www.usa.skanska.com\/who-we-are\/media\/press-releases\/210220\/Skanska-Announces-121-Seaport-Fully-Leased-as-Alexion-Pharmaceuticals-Moves-Headquarters-to-the-Office-Development\" target=\"_blank\" rel=\"nofollow noopener\">fully leased<\/a> to Alexion Pharmaceuticals and PTC, and the 460,000-square-foot MathWorks campus building at 1 Lakeside Campus Dr., in <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ma\/natick\/\" target=\"_blank\" rel=\"noopener\">Natick, Mass<\/a>.<\/p>\n<p><a href=\"https:\/\/www.commercialcafe.com\/office\/us\/tx\/austin\/\">Austin<\/a>\u2019s expanding tech scene continues to drive high demand and office development to match. With 3.5 million square feet of space in 40 office buildings scheduled for delivery in 2018, Austin landed the seventh spot and is one of two Texas markets to rank among the first ten of this year\u2019s top destinations for development. Charles Schwab\u2019s new headquarters hub at Gracy Farms is now complete.\u00a0 Also ready is the massive new <a href=\"https:\/\/www.businessinsider.com\/oracle-campus-in-austin-texas-where-college-grads-live-work-party-2018-3\" target=\"_blank\" rel=\"noopener\">live-in<\/a> Oracle campus, which encompasses 560,000 square feet, can accommodate up to 10,000 employees, and is Austin\u2019s largest new office delivery of the year. The sizeable ground operations that support Oracle\u2019s cloud business span 40 acres of Lady Bird Lake waterfront property and come with pretty much every amenity desirable to the enthusiastic, fresh talent the company is looking to attract.<\/p>\n<p>Philly ranks eighth among this year&#8217;s top U.S. markets for development. The <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/pa\/philadelphia\/\" target=\"_blank\" rel=\"noopener\">Philadelphia office market<\/a> is slated to welcome 10 new buildings encompassing just over 3.5 million square feet. Comcast&#8217;s recently completed Innovation and Technology Center accounts for roughly 44% of this capacity on its own.<\/p>\n<p>This year, <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/co\/denver\/\" target=\"_blank\" rel=\"noopener\">Denver<\/a> comes in ninth, with 24 buildings totaling 3.4 million square feet scheduled for delivery in 2018. Hines&#8217; <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/co\/denver\/1144-fifteenth-street\/\" target=\"_blank\" rel=\"noopener\">trophy office property at 1144 15th St.<\/a>, was delivered in April and ranks among the top 10 largest completions of H1 2018. The stunning 40-story Pickard Chilton-designed tower in <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/co\/denver\/downtown-denver\/\" target=\"_blank\" rel=\"noopener\">Downtown Denver<\/a>\u00a0is home to <a href=\"https:\/\/www.commercialcafe.com\/blog\/chipotle-moves-denver-hq-1144-fifteenth\/\" target=\"_blank\" rel=\"noopener\">Chipotle&#8217;s corporate offices<\/a>\u00a0along with <a href=\"https:\/\/www.denverpost.com\/2018\/03\/21\/denver-1144-fifteenth-tower\/\" target=\"_blank\" rel=\"nofollow noopener\">Unicom Capital, Gates Corp., Optiv Security<\/a>, and <a href=\"https:\/\/milehighcre.com\/boston-consulting-group-relocate-to-1144-fifteenth-street\/\" target=\"_blank\" rel=\"nofollow noopener\">Boston Consulting Group<\/a>.<\/p>\n<p>Coming in just ahead of <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ca\/los-angeles\/\" target=\"_blank\" rel=\"noopener\">Los Angeles<\/a> and <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/il\/chicago\/\" target=\"_blank\" rel=\"noopener\">Chicago<\/a> for office development this year, <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ga\/atlanta\/\" target=\"_blank\" rel=\"noopener\">Atlanta<\/a> rounds out the top 10. <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/nc\/raleigh\/\" target=\"_blank\" rel=\"noopener\">Raleigh<\/a>&#8211;<a href=\"https:\/\/www.commercialcafe.com\/office\/us\/nc\/durham\/\" target=\"_blank\" rel=\"noopener\">Durham<\/a>, <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/wa\/seattle\/\" target=\"_blank\" rel=\"noopener\">Seattle<\/a> and <a href=\"https:\/\/www.hawkinscre.com\/miami-15th-in-the-usa-for-office-property-construction-starts-with-2-million-sf-in-deliveries-ytd\/\" target=\"_blank\" rel=\"noopener\">Miami<\/a> wrap up the top 15 markets, all home to over 2 million square feet of new office development this year.<\/p>\n<p><a href=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/Top-40-Markets-for-Office-Deliveries-in-2018.png\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-18229\" src=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/Top-40-Markets-for-Office-Deliveries-in-2018.png\" alt=\"Top 40 Markets for Office Deliveries in 2018\" width=\"1200\" height=\"2020\" srcset=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/Top-40-Markets-for-Office-Deliveries-in-2018.png 1200w, https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/Top-40-Markets-for-Office-Deliveries-in-2018.png?resize=89,150 89w, https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/Top-40-Markets-for-Office-Deliveries-in-2018.png?resize=178,300 178w, https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/Top-40-Markets-for-Office-Deliveries-in-2018.png?resize=768,1293 768w, https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/Top-40-Markets-for-Office-Deliveries-in-2018.png?resize=642,1080 642w, https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/Top-40-Markets-for-Office-Deliveries-in-2018.png?resize=912,1536 912w\" sizes=\"auto, (max-width: 1200px) 100vw, 1200px\" \/><\/a><\/p>\n<h4>Silverstein Properties Completes 3WTC, Largest H1 Office Delivery<\/h4>\n<p>Rising 80 stories, and encompassing 2.8 million square feet, <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ny\/new-york\/3-world-trade-center\/\" target=\"_blank\" rel=\"noopener\">3 World Trade Center<\/a> opened in June\u2014almost exactly 17 years after Silverstein Properties famously purchased the World Trade Center site for $3.2 billion, in what was the largest real estate transaction in NYC history\u00a0<a href=\"https:\/\/www.nytimes.com\/2001\/04\/27\/nyregion\/deal-is-signed-to-take-over-trade-center.html\" target=\"_blank\" rel=\"nofollow noopener\">at the time<\/a>. Lifelong New Yorker <a href=\"https:\/\/www.forbes.com\/sites\/chloesorvino\/2016\/09\/10\/billionaire-world-trade-center-911-rebuild-developer-healing\/#79b2a494405a\" target=\"_blank\" rel=\"nofollow noopener\">Larry Silverstein established a lasting legacy<\/a> by persistently working to rebuild the World Trade Center complex after 9\/11. 3 WTC is the second-to-last tower to open on the site. The developer estimates that the 2 WTC tower, and the Ronald O. Perelman Performing Arts Center\u2014the last two remaining elements\u2014should be completed by 2023.<\/p>\n<p>JP Morgan Chase\u2019s new regional headquarters in Plano opened in January. The 1 million-square-foot campus is <a href=\"https:\/\/www.bizjournals.com\/dallas\/news\/2017\/07\/31\/jp-morgan-chase-to-begin-moving-thousands-of.html\" target=\"_blank\" rel=\"nofollow noopener\">75% wind-powered<\/a>, and represents the first of a multi-phase corporate consolidation that aims to bring half of the firm\u2019s North Texas work force together by the end of 2019.<\/p>\n<p>January also marked the completion of BOK Park Plaza at 499 Sheridan in Oklahoma City. The 27-story, 689,614-square-foot office tower is reportedly the first speculative office space built in <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ok\/oklahoma-city\/downtown-oklahoma-city\/\" target=\"_blank\" rel=\"noopener\">Downtown Oklahoma City<\/a> since 1984. The 60-story, 1,555,803-square-foot office tower <a href=\"https:\/\/billypenn.com\/2018\/07\/24\/when-will-the-comcast-technology-center-open-a-construction-timeline\/\" target=\"_blank\" rel=\"noopener\">took four years to complete<\/a>, and is one of several supertall structures developed in\u00a0the nation&#8217;s latest skyscraper building boom.<\/p>\n<p>The Frank Gehry-designed Facebook Menlo Park campus expansion opened in July. Coming in at a cost of <a href=\"https:\/\/www.cnbc.com\/2018\/09\/04\/facebook-new-campus-has-redwood-forest-rooftop-garden.html\" target=\"_blank\" rel=\"nofollow noopener\">about $300 million<\/a>, the building dubbed MPK 21 includes 512,900 square feet, can seat up to 3,000 employees, and is designed to enhance well-being, sporting elements like a 3.6-acre green roof complete with hundreds of trees and shrubs, a tiered botanical garden-style courtyard, and even a mini redwood forest.<\/p>\n<p>Meanwhile, in Cupertino, <a href=\"https:\/\/sf.curbed.com\/2018\/6\/6\/17433198\/apple-park-landscape-trees-2018-drone-video\" target=\"_blank\" rel=\"nofollow noopener\">roughly 9,000 trees dot the Apple Park campus landscape<\/a>, employees <a href=\"https:\/\/archpaper.com\/2017\/05\/foster-partners-new-apple-campus\/\" target=\"_blank\" rel=\"nofollow noopener\">began moving<\/a> into the grand circular structure over a year ago, and the visitor center and Apple Store across the street <a href=\"https:\/\/www.businessinsider.com\/apple-park#heres-the-menu-on-an-ipad-naturally-9\" target=\"_blank\" rel=\"nofollow noopener\">offers<\/a> exclusive sneak-peek views to the public.\u00a0In spite of all this, an official project completion announcement is yet to be made. Encompassing nearly 2.9 million square feet of office space, Apple\u2019s Ring Building is the largest project on track for delivery this year.<\/p>\n<p>Growing on the broad shoulders of NYC\u2019s old shipbuilding industry, the <a href=\"https:\/\/www.commercialcafe.com\/commercial-real-estate\/us\/ny\/brooklyn\/brooklyn-navy-yard\/\" target=\"_blank\" rel=\"noopener\">modern Brooklyn Navy Yard development<\/a> is <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2018-01-31\/brooklyn-navy-yard-to-unveil-2-5-billion-vision-for-tech-hub\" target=\"_blank\" rel=\"nofollow noopener\">contributing greatly<\/a> to Brooklyn\u2019s emergence as a competitive office market. The 675,000-square-foot <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ny\/brooklyn\/brooklyn-navy-yard-dock-72\/\">Dock 72<\/a> is just about ready to open its doors. WeWork is slated to occupy <a href=\"https:\/\/ny.curbed.com\/2018\/5\/21\/17376772\/wework-brooklyn-navy-yard-dock-72-construction-facade\" target=\"_blank\" rel=\"nofollow noopener\">about a third<\/a> of the Brooklyn waterfront creative office property, which boasts interiors and amenities that are specifically <a href=\"https:\/\/metropolismag.com\/projects\/dock-72-interior-design\/\" target=\"_blank\" rel=\"nofollow noopener\">designed to attract<\/a> the cream of the tech industry.<\/p>\n<p>On the banks of NYC\u2019s other river, <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ny\/manhattan\/hudson-yards\/\" target=\"_blank\" rel=\"noopener\">Manhattan\u2019s Hudson Yards megaproject<\/a> pushes forward.\u00a0If the 1.3 million-square-foot\u00a0<a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ny\/new-york\/55-hudson-yards\/\">55 Hudson Yards<\/a>\u00a0tower is completed on time\u2014this October\u2014it will be the third-largest office project to be delivered in H2 2018.<\/p>\n<div class=\"infogram-embed\" data-id=\"d591c7ef-0832-4346-930a-9797e471b6b4\" data-type=\"interactive\" data-title=\"Top 10 Projects Delivered\/to be Delivered in H2 2018\"><\/div>\n<p><script>!function(e,t,n,s){var i=\"InfogramEmbeds\",o=e.getElementsByTagName(t)[0],d=\/^http:\/.test(e.location)?\"http:\":\"https:\";if(\/^\\\/{2}\/.test(s)&&(s=d+s),window[i]&&window[i].initialized)window[i].process&&window[i].process();else if(!e.getElementById(n)){var a=e.createElement(t);a.async=1,a.id=n,a.src=s,o.parentNode.insertBefore(a,o)}}(document,\"script\",\"infogram-async\",\"https:\/\/e.infogram.com\/js\/dist\/embed-loader-min.js\");<\/script><\/p>\n<h4><em>Methodology<\/em><\/h4>\n<p>We used <a href=\"https:\/\/www.yardimatrix.com\">Yardi Matrix<\/a> data to analyze all U.S. office projects equal to or larger than 50,000 square feet, with completion dates scheduled for 2018. This includes both completed projects and properties that are currently under construction, but due for delivery before the end of the year. Our analysis, based on data recorded up until <strong>August 30th, 2018,<\/strong> includes buildings with a designated primary use type as \u201cOffice,\u201d and including at least 50% office space. The listed square footage reflects the total square footage of the property. Therefore, in case of mixed-use properties, this includes office, retail, multi-family, and other commercial space within the property. Because some properties include more than one building, the listed &#8220;No. of Buildings&#8221; represents the total number of buildings included in all properties considered. The New York City pipeline includes the boroughs of Brooklyn, Manhattan, and Queens.
