In other words, it\u2019s simply real estate recycling.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Adaptive reuse can breathe new life into buildings or sites that may have become disused or abandoned while conserving historic value, building resources, and meeting the needs of modern occupants.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There are many ways to implement an adaptive reuse project. For example, in the U.K., the Battersea Power Station is now home to <\/span><span style=\"font-weight: 400;\">the Tate Modern<\/span><span style=\"font-weight: 400;\"> art gallery, after decades of lying abandoned on the South bank of the River Thames. In the Netherlands, <\/span><a href=\"https:\/\/www.archi-ninja.com\/excellent-examples-of-adaptive-reuse\/\" target=\"_blank\" rel=\"nofollow noopener\"><span style=\"font-weight: 400;\">a former sewage plant<\/span><\/a><span style=\"font-weight: 400;\"> is now a multifunctional cultural center. <\/span><span style=\"font-weight: 400;\">In Boston<\/span><span style=\"font-weight: 400;\"> and <\/span><span style=\"font-weight: 400;\">Brooklyn<\/span><span style=\"font-weight: 400;\">, neighborhoods once specifically designed for manufacturing, warehousing and docking in the maritime industry, now house office spaces, apartments and a Tesla sales and service center.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Adaptive reuse also brings many benefits to the <a href=\"https:\/\/www.commercialcafe.com\/\" target=\"_blank\" rel=\"noopener\">commercial real estate<\/a> industry and society at large. These include:<\/span><\/p>\n<h4>1. Sustainability and low environmental impact<\/h4>\n<p><span style=\"font-weight: 400;\">A building that has gone through an adaptive reuse process is a much more environmentally sustainable option than an entirely new construction. Obvious benefits include the reduction of waste and reuse of materials.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The original building\u2019s embodied energy, which represents the energy consumed by all of the processes associated with the production of a building,\u00a0<\/span><span style=\"font-weight: 400;\">is also retained during an adaptive reuse project, but is lost if a building is demolished to make way for new construction.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The reuse of building materials usually saves approximately 95% of the embodied energy that would otherwise be wasted, according to figures from the <\/span><a href=\"https:\/\/www.environment.gov.au\/system\/files\/resources\/3845f27a-ad2c-4d40-8827-18c643c7adcd\/files\/adaptive-reuse.pdf\" target=\"_blank\" rel=\"nofollow noopener\"><span style=\"font-weight: 400;\">Australian Greenhouse Office<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<h4>2. A strong economic incentive<\/h4>\n<p><span style=\"font-weight: 400;\">While there is no definitive research on the market appeal of reused heritage buildings, there are anecdotal economic benefits, including:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Depending on the nuances of the development, the cost to renovate is substantially less than the cost to rebuild. The primary advantages here are usually the time saved when using an existing structure, the reuse of building materials and resources and resulting embodied energy savings. There are also no demolition costs, land acquisition is usually cheaper and the required utilities and services are usually in place.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Developers could benefit from tax incentives, such as <\/span><span style=\"font-weight: 400;\">the Federal Historic Tax Credit<\/span><span style=\"font-weight: 400;\">, which is either 10% or 20% based on a building&#8217;s age and location.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">By preserving the authenticity and historical features of a building,\u00a0<a href=\"https:\/\/www.commercialcafe.com\/blog\/tag\/cre-term-rent\/\" target=\"_blank\" rel=\"noopener\">rents<\/a> and purchase prices often go up as the resulting construction is seen as more desirable to potential occupants.<\/span><\/li>\n<\/ul>\n<h4>3. A positive social impact<\/h4>\n<p><span style=\"font-weight: 400;\">The renovation of an abandoned building or site has long-term benefits for the communities that value them and, increasingly, recognize the benefit to future generations from the protection of certain places and areas.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The reuse of buildings in established residential areas can also provide the community with new housing and commercial property opportunities. <\/span><a href=\"https:\/\/www.bpf.org.uk\/sites\/default\/files\/resources\/Heritage-Works-2013.pdf\" target=\"_blank\" rel=\"nofollow noopener\"><span style=\"font-weight: 400;\">Research reveals<\/span><\/a><span style=\"font-weight: 400;\"> adaptive reuse has helped to underpin many successful regeneration schemes.<\/span><\/p>\n<h4>4. Promoting innovation<\/h4>\n<p><span style=\"font-weight: 400;\">Adaptive reuse also presents a genuine challenge to architects and developers to find innovative solutions during a retrofit. As a result, adaptive reuse buildings are producing <\/span><a href=\"https:\/\/www.commercialcafe.com\/blog\/?s=adaptive+reuse\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">some excellent examples<\/span><\/a><span style=\"font-weight: 400;\"> of creative designs that retain heritage significance. <\/span><\/p>\n<h4>Are there any restrictions for adaptive reuse developments?<\/h4>\n<p><span style=\"font-weight: 400;\">Developers must take great care, particularly with the adaptive reuse of historic buildings, to minimize the impact on the heritage of the site.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Different countries and states have different policies in place to ensure any adaptive project is a viable option and sympathetic to the building\u2019s heritage values. For example, the U.S. Secretary of the Interior published \u201c<\/span><a href=\"https:\/\/www.nps.gov\/tps\/standards\/rehabilitation\/sustainability-guidelines.pdf\" target=\"_blank\" rel=\"nofollow noopener\"><span style=\"font-weight: 400;\">Standards for Rehabilitation<\/span><\/a>,<span style=\"font-weight: 400;\">\u201d with policies including:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Minimal changes to the defining characteristics of the building and its site and environment.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The retention and preservation of the property\u2019s historic character.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Repairing deteriorated historic features, rather than replacing them. <\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Discouraging \u201cfa\u00e7adism\u201d &#8211; where the building is gutted and only the fa\u00e7ade is retained.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Discouraging poor imitations of the original historic style &#8211; any new work should be recognizable as contemporary and clear records of change must be made.<\/span><\/li>\n<\/ul>\n<h4>The challenges<\/h4>\n<p><span style=\"font-weight: 400;\">A range of factors may prevent some buildings from undergoing an adaptive reuse transformation. For example, some structures might have sat vacant and decaying for too long to be resurrected. Building codes are also a significant barrier, with safety and accessibility often curbing such renovation projects.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For example, electrical, plumbing and HVAC systems usually need to be replaced and this can be financially prohibitive for certain projects. There also may be high unanticipated environmental costs such as asbestos cleanup or mitigating soil contamination. Local zoning codes must also be researched to ensure that the intended use of the structure is permissible. <\/span><\/p>\n<h4>Is adaptive reuse right for you?<\/h4>\n<p><span style=\"font-weight: 400;\">Many developers are now recognizing the growing importance of adaptive reuse projects from a both a socioeconomic and heritage perspective.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">No two adaptive reuse renovations are the same.
