Fitzrovia in London, or Mitte in Berlin?<\/p>\n<p>This may sound like a traveler\u2019s bucket list, but it\u2019s not. These are just some of the hyper-competitive office markets in which Knotel \u2013 one of today\u2019s fastest-growing flexible office startups &#8211; currently operates.<\/p>\n<h3>What Does Knotel Do?<\/h3>\n<p>Knotel locates, designs, builds and operates customized <a href=\"https:\/\/www.commercialcafe.com\/blog\/finding-right-office-space-growing-business\/\" target=\"_blank\" rel=\"noopener\">office spaces for all types of business users<\/a>, offering a flexible alternative to a traditional office lease <em>and<\/em> to the typical coworking office space.<\/p>\n<p>The company removes the long-term office lease <a href=\"https:\/\/www.commercialcafe.com\/blog\/tag\/cre-term-obligor\/\" target=\"_blank\" rel=\"noopener\">obligations<\/a> found in the traditional <a href=\"https:\/\/www.commercialcafe.com\/blog\/tag\/cre-term-landlord\/\" target=\"_blank\" rel=\"noopener\">landlord<\/a>-tenant relationship, instead offering short-term leases of just three months. This allows businesses to invest in themselves instead of their landlord.<\/p>\n<p>In less than three years Knotel has grown to occupy nearly 60 locations and 1 million square feet in <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ny\/new-york-city\/\" target=\"_blank\" rel=\"noopener\">New York<\/a>, <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ca\/san-francisco\/\" target=\"_blank\" rel=\"noopener\">San Francisco<\/a>, London, and Berlin. <a href=\"https:\/\/www.businessinsider.com\/50-startups-to-boom-in-2018-according-to-vcs-2017-11#aurora-innovation-self-driving-car-geniuses-set-out-on-their-own-25\" target=\"_blank\" rel=\"nofollow noopener\"><em>Business Insider<\/em><\/a> named Knotel as one of the \u201cTop 50 Startups\u201d and \u201cNew York\u2019s Hottest New Workspace Models\u201d. Companies leasing Knotel office space include Starbucks, Microsoft, Stash, The Body Shop, and Teachable.<\/p>\n<h3>Who Is Knotel\u2019s Competition?<\/h3>\n<p>With a current valuation of $500 million and just over 200 employees, Knotel is going head-to-head against established coworking office competitors such as IWG (formerly Regus), <a title=\"Company Spotlight: WeWork\" href=\"https:\/\/www.commercialcafe.com\/blog\/coworking-spotlight-will-boom-bust-wework\/\" target=\"_blank\" rel=\"noopener\">WeWork<\/a>, <a title=\"Company Spotlight: Industrious\" href=\"https:\/\/www.commercialcafe.com\/blog\/coworking-spotlight-industrious-office\/\" target=\"_blank\" rel=\"noopener\">Industrious<\/a>, and Mindspace.<\/p>\n<p>Despite the stiff competition Knotel has already become New York City\u2019s third-largest operator of flexible office space, with plans to occupy close to 2 million square feet worldwide by the end of the year.<\/p>\n<p>While Knotel&#8217;s service is different from a traditional office lease, it is also not really a <em>coworking<\/em> office space operator. In fact, the company\u2019s website makes it clear that Knotel does not provide coworking spaces. Instead, they design, build, and operate private, customized, full-floor offices on flexible terms.<\/p>\n<h3>How Is Knotel Different from Coworking Space?<\/h3>\n<p>The <a title=\"What\u2019s the Difference Between Coworking Space and Shared Office Space?\" href=\"https:\/\/www.commercialcafe.com\/blog\/whats-difference-coworking-spaces-shared-office-space\/\" target=\"_blank\" rel=\"noopener\">coworking office space concept<\/a> is based on the idea that like-minded individuals \u2013 solopreneurs, business start-ups, and <a href=\"https:\/\/www.commercialcafe.com\/blog\/corporations-hopping-coworking-bandwagon\/\" target=\"_blank\" rel=\"noopener\">creative divisions in big businesses<\/a> \u2013 thrive from the synergy created by being around people similar to themselves.<\/p>\n<p>For example, WeWork \u2013 valued at about $20 billion \u2013 thinks of itself as a community business. The company believes its members crave real-live companionship in today\u2019s digital age, and provides amenities such as large lounges, adult dormitories, social events and summer camps.<\/p>\n<p>By contrast, Knotel doesn\u2019t focus on freelancers, doesn\u2019t think of its users as \u2018members\u2019, and doesn\u2019t rank companionship and community as a top priority. Instead, Knotel focuses on agility, believing that the <a href=\"https:\/\/www.commercialcafe.com\/blog\/choose-right-office-space-coworking-vs-traditional-offices\/\" target=\"_blank\" rel=\"noopener\">traditional long-term office lease model<\/a> simply does not work anymore for many companies.<\/p>\n<h3>Who Is Behind Knotel?<\/h3>\n<p>Knotel was founded by Amol Sarva, Edward Shenderovich, and Joseph Meyer in December of 2015. Sarva, the CEO of Knotel, has an extensive hands-on background in real estate and entrepreneurial business start-ups.<\/p>\n<p>While studying for his Ph.D. at Stanford University, Sarva became a founding member of Virgin Mobile USA. After leaving Virgin he joined McKinsey &amp; Company, then re-entered the entrepreneurial world by founding smartphone producer Peek while at the same time developing a 13-unit condo building in Long Island City with several partners.<\/p>\n<p>With previous real-world success like this, Sarva and Knotel haven\u2019t had trouble attracting investors. Since its official launch in 2016 Knotel has raised over $100 million in funding from established commercial real estate players and venture capital investors such as <a title=\"NKF Secures Unity Health Care Office Lease in Washington DC\" href=\"https:\/\/www.commercialcafe.com\/blog\/nkf-signs-unity-health-care-dc-office-building\/\" target=\"_blank\" rel=\"noopener\">Newmark Knight Frank<\/a>, Bloomberg Beta, The Wolfson Group, Invest AG, and Wainbridge Capital.<\/p>\n<h3>One Size and Look Doesn\u2019t Fit All<\/h3>\n<p>Unlike its competitors, Knotel doesn\u2019t spend a lot of time and money building out and decorating its office spaces so that all 59 locations have the exact same look and feel. This minimal build out approach allows tenants to move in quicker, with one company leasing more than 20,000 square feet of office space.<\/p>\n<p>This approach attracts companies who want their office space to look like their own and like not a typical coworking office. Instead creating its own signature design style, Knotel helps develop the brand image of its individual users.<\/p>\n<p>Knotel properties do include conference rooms, Wi-Fi, cabling, and some furniture.
