The Chrysler Building Is Now Up for Sale"},"content":{"rendered":"<p><strong>UPDATE:<\/strong> <em>The Chrysler Building was acquired by Austria-based Signa in a joint venture with NYC&#8217;s RFR Holding, for a price tag of roughly $150 million, according to <a href=\"https:\/\/www.reuters.com\/article\/us-usa-property-chryslerbuilding\/austrias-signa-rfr-holding-buy-new-yorks-chrysler-building-idUSKCN1QW210\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">reports<\/a>.<\/em><\/p>\n<p>The Chrysler Building, one of the world\u2019s most recognizable landmarks and an essential part of the Midtown Manhattan skyline, is up for sale. The owners, Tishman Speyer and the Abu Dhabi Investment Council, have hired CBRE\u2019s Darcy Stacom and Bill Shanahan to market the property. The asking price has not been made public.<\/p>\n<p>The 1.3 million-square-foot Art Deco office tower at 405 Lexington Avenue, better known as the Chrysler Building, was built between 1928 and 1930 by architect William Van Allen. It held the title of the world\u2019s tallest building for 11 months, until the <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ny\/new-york\/empire-state-building\/\" target=\"_blank\" rel=\"noopener noreferrer\">Empire State Building<\/a> was completed. Its steel crown, gargoyles and lobby ceiling painting\u2014Edward Trumbull\u2019s \u201cTransport and Human Endeavor\u201d\u2014as well as its <a href=\"https:\/\/www.commercialcafe.com\/blog\/office-building-week-chrysler-building-nyc\/\" target=\"_blank\" rel=\"noopener noreferrer\">rich history<\/a> make it a unique and prominent asset.<\/p>\n<p>\u201cFor [some], that is an absolute trophy\u2014it\u2019s right up there with Rockefeller Center and the Empire State Building,\u201d Thomas Birnbaum, President of NYC Realty Advisors, told <em><a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2019-01-10\/chrysler-building-sale-prompts-question-what-s-a-trophy-worth\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">Bloomberg<\/a><\/em>.<\/p>\n<p>Despite all of this, it looks like the sovereign wealth fund of the United Arab Emirates might have trouble recouping the $800 million it used to buy its 90 percent stake in the building in 2008. The 90-year old Chrysler Building faces strong competition in the form of new, modern, amenity-rich office towers.<\/p>\n<p>Developments such as <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ny\/manhattan\/hudson-yards\/\" target=\"_blank\" rel=\"noopener noreferrer\">Hudson Yards<\/a> or One Vanderbilt, are guaranteed to attract attention in a world where <a href=\"https:\/\/www.commercialcafe.com\/blog\/wework-updates-what-is-manhattans-largest-office-tenant-up-to\/\" target=\"_blank\" rel=\"noopener noreferrer\">WeWork is Manhattan\u2019s largest office tenant<\/a>. Natural light, open spaces, on-site gyms, and impressive views of the city are today\u2019s must-have amenities. In 2017, it cost $7.75 million to lease, but the price surged, reaching $32.5 million last year. According to the <em><a href=\"https:\/\/www.wsj.com\/articles\/chrysler-building-a-famed-slice-of-manhattan-skyline-is-on-the-block-11547035200\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">Wall Street Journal<\/a><\/em>, which first reported the news, the rent will rise to $41 million in 2028.<\/p>\n<p>In the end, does the future of the iconic Chrysler Building depend on the nostalgia of the rich?<\/p>\n<p>\u201cThere might be a billionaire who comes along and says, \u2018I want to tell the world I own the Chrysler Building,\u2019\u201d Adelaide Polsinelli, Vice Chair of the Commercial Investment Sales and Leasing division at real-estate services firm Compass, said in a statement for the <em>Journal<\/em>. However, she added that \u201c[w]hen things break, it takes much longer to fix because there\u2019s only one guy on the planet that has the tools to fix something from the 1920s and 1940s.\u201d<\/p>\n<p>Polsinelli\u00a0<a href=\"https:\/\/commercialobserver.com\/2019\/01\/chrysler-building-hits-the-market-could-go-for-500m\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">estimates<\/a>\u00a0that the ultimate sale price of the landmark will be between $500 million and $800 million.
