Wells Fargo has provided the $140 million refinance, to be split between a <a href=\"https:\/\/www.sec.gov\/Archives\/edgar\/data\/850779\/000153949719000990\/n1670-x7_424h.htm\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">$71 million<\/a> CMBS WFCM 2019-C51 tranche and two independent notes. The 10-year loan is interest-only and carries a 4.19% annual rate.<\/p>\n<p>Faros acquired <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/pa\/pittsburgh\/nova-place-100-south-commons\/\" target=\"_blank\" rel=\"noopener noreferrer\">100 South Commons<\/a>, <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/pa\/pittsburgh\/nova-place-1-allegheny-square\/\" target=\"_blank\" rel=\"noopener noreferrer\">1 <\/a>&amp; <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/pa\/pittsburgh\/nova-place-2-allegheny-square\/\" target=\"_blank\" rel=\"noopener noreferrer\">2 Allegheny Square<\/a> in 2015 for $68.4 million and proceeded to invest roughly <a href=\"https:\/\/commercialobserver.com\/2019\/06\/wells-fargo-refreshes-debt-on-pittsburghs-nova-place-with-140m-loan\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">$56.3 million<\/a> to upgrade the 1.2 million-square-foot North Shore property. The renovation updated the structural and lighting needs of the 3,000-car garage, added on-site bike storage and breathed new life into the buildings\u2019 outdoor plaza, common areas, lounges and conference rooms. Since then, the occupancy rate has increased to 84%, with a tenant roster that includes PNC, United Healthcare Services (UHC), Expedient and Alloy 26.<\/p>\n<p>Formerly known as the Allegheny Center, Nova Place is within walking distance from Downtown Pittsburgh, located near both the Children\u2019s Museum of Pittsburgh, the National Aviary and the city\u2019s oldest park, Allegheny Commons. The property sits close to I-376 and I-279, roughly 18 miles south of Pittsburgh International Airport.
