You may be looking to lease space for your company or to purchase a building outright as an investment. Every market across the country has its own pros and cons, but historically the central business district is where the most desirable office assets lie.<\/p>\n<p>Using data provided by <a href=\"https:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Yardi Matrix<\/a>, we analyzed 15 of the most popular central business districts in the country to compare prices for assets located within them. We\u2019ve broken down the price-per-square-foot (PPSF) of transactions in the last nine quarters and separated them by A and B improvement ratings. We then created a calculator by which you can compare the price of similar-sized assets across CBDs or the amount with which you have available to invest to determine which CBD is in the sweet spot. This analysis only looks at one of the numerous variables that should be taken into account when performing due diligence on potential investments, and that is the median sale price.<\/p>\n<p>Please take note of estimates for <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ca\/san-francisco\/\" target=\"_blank\" rel=\"noopener\">San Francisco office space<\/a>, where the price of B class assets is higher than those of A class. This is due to an abnormality in the distribution of when properties sold in our time period. As such, there were only two B class properties that traded, and both were in the summer of 2018. By comparison, half of all the assets that traded in the CBD of San Francisco were between February and May of 2017.<\/p>\n<div id=\"viz1562677853455\" class=\"tableauPlaceholder\" style=\"position: relative;\"><noscript><a href='#'><img alt=' ' src='https:&#47;&#47;public.tableau.com&#47;static&#47;images&#47;Pr&#47;PriceBasedonAssetSqFt-V1&#47;PriceBasedonAssetSqFt2&#47;1_rss.png' style='border: none' \/><\/a><\/noscript><object class=\"tableauViz\" style=\"display: none;\" width=\"300\" height=\"150\"><param name=\"host_url\" value=\"https%3A%2F%2Fpublic.tableau.com%2F\" \/><param name=\"embed_code_version\" value=\"3\" \/><param name=\"site_root\" value=\"\" \/><param name=\"name\" value=\"PriceBasedonAssetSqFt-V1\/PriceBasedonAssetSqFt2\" \/><param name=\"tabs\" value=\"no\" \/><param name=\"toolbar\" value=\"yes\" \/><param name=\"static_image\" value=\"https:\/\/public.tableau.com\/static\/images\/Pr\/PriceBasedonAssetSqFt-V1\/PriceBasedonAssetSqFt2\/1.png\" \/><param name=\"animate_transition\" value=\"yes\" \/><param name=\"display_static_image\" value=\"yes\" \/><param name=\"display_spinner\" value=\"yes\" \/><param name=\"display_overlay\" value=\"yes\" \/><param name=\"display_count\" value=\"yes\" \/><param name=\"filter\" value=\"publish=yes\" \/><\/object><\/div>\n<p><script type='text\/javascript'>                    var divElement = document.getElementById('viz1562677853455');                    var vizElement = divElement.getElementsByTagName('object')[0];                    if ( divElement.offsetWidth > 800 ) { vizElement.style.width='1150px';vizElement.style.height='900px';} else if ( divElement.offsetWidth > 500 ) { vizElement.style.width='100%';vizElement.style.height=(divElement.offsetWidth*0.75)+'px';} else { vizElement.style.width='100%';vizElement.style.height='567px';}                     var scriptElement = document.createElement('script');                    scriptElement.src = 'https:\/\/public.tableau.com\/javascripts\/api\/viz_v1.js';                    vizElement.parentNode.insertBefore(scriptElement, vizElement);                <\/script><\/p>\n<p>It\u2019s no surprise that <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ny\/manhattan\/\" target=\"_blank\" rel=\"noopener\">office space in Manhattan<\/a> posted the highest median PPSF of the 15 CBDs we analyzed with A\u2019s at $790 and B\u2019s at $666. <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ny\/manhattan\/midtown-manhattan\/\" target=\"_blank\" rel=\"noopener\">Midtown Manhattan<\/a> also had one of the highest volume with a total of 35 transactions. Conversely, <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/md\/baltimore-city\/\" target=\"_blank\" rel=\"noopener\">Baltimore office space<\/a> was the cheapest with a median PPSF of $106 for class A\u2019s and $44 for B properties as well as one of the lowest volumes with seven total transactions.<\/p>\n<p>We saw the largest differences in <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/wa\/seattle\/\" target=\"_blank\" rel=\"noopener\">Seattle office space<\/a> and on the <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ca\/sacramento\/\" target=\"_blank\" rel=\"noopener\">Sacramento office<\/a> market, with PPSF differences between A\u2019s and B\u2019s of $205 and $171, respectively. This can be explained by the relatively low number of B&#8217;s that have traded overall. For example, while $36 million will get you 60,000 square feet of class A <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/dc\/washington\/\" target=\"_blank\" rel=\"noopener\">Washington, D.C. office space<\/a>, for the same price you can get 245,000 square feet of class A <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ga\/atlanta\/\" target=\"_blank\" rel=\"noopener\">office space in Atlanta<\/a>.<\/p>\n<p>Now, obviously, price isn&#8217;t the only variable to consider when making investment decisions. Each of these locations has different investment environments and risk profiles. Midtown Manhattan and the <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/il\/chicago\/chicago-loop\/\" target=\"_blank\" rel=\"noopener\">Chicago Loop<\/a> are hot markets for big players and trophy assets, while <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/nc\/charlotte\/\" target=\"_blank\" rel=\"noopener\">Charlotte<\/a> and <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/tn\/nashville\/\" target=\"_blank\" rel=\"noopener\">Nashville<\/a> may offer some more room to run. They both have growing tech sectors that are <a href=\"https:\/\/www.commercialcafe.com\/blog\/top-20-startup-us-cities-2019\/\" target=\"_blank\" rel=\"noopener noreferrer\">drawing startups<\/a> from <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ca\/santa-clara-county\/san-jose\/\" target=\"_blank\" rel=\"noopener\">Silicon Valley<\/a>, San Francisco, and Seattle in favor of both cheaper office space and a lower cost of living for employees.<\/p>\n<p>The central business district isn\u2019t always the most desirable location for assets though. South Bay represents a more decentralized market where the concentration of desirable assets spans north and westward; across <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ca\/santa-clara-county\/sunnyvale\/\" target=\"_blank\" rel=\"noopener\">Sunnyvale<\/a>, <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ca\/santa-clara-county\/mountain-view\/\" target=\"_blank\" rel=\"noopener\">Mountain View<\/a> to <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ca\/santa-clara-county\/palo-alto\/\" target=\"_blank\" rel=\"noopener\">Palo Alto<\/a>. Other CBDs face competition from within their own MSA. <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ga\/atlanta\/midtown-atlanta\/\" target=\"_blank\" rel=\"noopener\">Midtown Atlanta<\/a> has had some impressive developments erected in the past years, including trophies like 1180 Peachtree and 1075 Peachtree. <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/wa\/seattle\/downtown-seattle\/\" target=\"_blank\" rel=\"noopener\">Seattle\u2019s CBD<\/a> also has competition from the <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/wa\/seattle\/south-lake-union\/\" target=\"_blank\" rel=\"noopener\">Lake Union<\/a> district thanks in part to Amazon.<\/p>\n<p class=\"x_Default\"><em>Disclaimer: This content is for informational purposes only and does not constitute professional and\/or financial advice of any kind.<\/em><\/p>\n<h2>Methodology<\/h2>\n<ul>\n<li>Data source: Yardi Matrix.<\/li>\n<li>Median price was used to calculate price-per-square-foot for buildings.<\/li>\n<li>Transactions analyzed were of completed properties recorded between January 2017 and March 2019.<\/li>\n<li>Minimum amount per transaction: $5,000,000.<\/li>\n<li>All properties were over 50,000 square feet.<\/li>\n<li>Only individual property sales.
