Under the LEED (Leadership in Energy and Environmental Design) program from <\/span><a href=\"http:\/\/www.usgbc.org\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">the U.S. Green Building Council<\/span><\/a><span style=\"font-weight: 400;\"> (USGBC), a building\u2019s environmental conscience is measured across its development.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">LEED is now one of the most widely used green building rating systems in the world. According <\/span><a href=\"https:\/\/new.usgbc.org\/leed\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">to the LEED website<\/span><\/a><span style=\"font-weight: 400;\">: \u201c<\/span><span style=\"font-weight: 400;\">Green building is the practice of designing, constructing and operating buildings to maximize occupant health and productivity, use fewer resources, reduce waste and negative environmental impacts, and decrease life-cycle costs.\u201d<\/span><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The USGBC also claims LEED certification leads to faster leasing rates, higher resale values, and reduced energy usage to boost your brand and establish you as a leader in green building.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Here are some of the greenest buildings in the Big Apple, based on the LEED program:\u00a0<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Hearst Tower<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">In 2012, the Hearst Tower was <a href=\"https:\/\/www.globenewswire.com\/news-release\/2012\/03\/05\/1009953\/0\/en\/Hearst-Tower-Upgraded-From-Gold-to-Platinum.html\" target=\"_blank\" rel=\"noopener noreferrer\">reportedly<\/a> the first building in the world to be awarded both Gold and Platinum LEED status. The Gold certification was awarded under the New Construction category and the Platinum certification for its Sustainable Building Operations.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Its sustainable features include automatically regulated artificial lighting, innovative heating and cooling systems, rainwater collection and reuse, the use of recycled construction materials (making up 85 per cent of the building\u2019s structure), a composting program where <\/span><a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/greenest-buildings-new-york-city\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">100% of its wet food waste<\/span><\/a><span style=\"font-weight: 400;\"> is composted and low-toxicity furniture and paint.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Located between 300 West 57th Street and 959 Eight Avenue, the Hearst Tower was originally constructed in 1928 with no real regard for sustainability. It wasn\u2019t until its 2006 renovation that it started to shift its focus to environmental matters.<\/span><\/p>\n<h2><a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ny\/new-york\/empire-state-building\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Empire State Building<\/span><\/a><\/h2>\n<p><span style=\"font-weight: 400;\">One of the world\u2019s most iconic buildings, the Empire State Building also has LEED Gold certification &#8211; making it one of the few global landmarks to earn this designation.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A new sustainability drive for the building was launched in 2009, which saw the structure redesigned to increase its energy efficiency. Every single window in the building (more than 6,000 in total) <\/span><a href=\"https:\/\/www.ny-offices.com\/nycity\/greeneco-friendly-office-buildings-in-new-york-city\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">were reportedly replaced<\/span><\/a><span style=\"font-weight: 400;\"> during the retrofit, with automated building management systems and updated insulation systems helped further push the building\u2019s sustainability.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As a result, the building reportedly <\/span><a href=\"https:\/\/newyork.cbslocal.com\/2013\/10\/15\/top-five-green-buildings-in-new-york-city\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">saved USD$2.3 million<\/span><\/a><span style=\"font-weight: 400;\"> in energy costs over one-year thanks to its new green measures.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Bank of America Tower at One Bryant Park<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Located on West 43rd Street, this 51-story building was completed in 2009 and received a LEED Platinum certification soon afterwards, making it the first skyscraper in North America to gain this award.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The building itself uses daylight, fresh air, and other natural inputs to connect its residents with the natural environment, a phenomenon known as \u201c<\/span><a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/greenest-buildings-new-york-city\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">biophilia<\/span><\/a><span style=\"font-weight: 400;\">\u201d. The building also features waterless urinals, recycled rainwater, and concrete partially composed of blast furnace slag to boost its eco-credentials.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, some critics claimed the building highlights the shortcomings with the LEED certification. A <\/span><a href=\"https:\/\/www.theguardian.com\/sustainable-business\/2015\/nov\/06\/bank-of-america-one-bryant-park-leed-certification-sustainable-design\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">recent report in The Guardian<\/span><\/a><span style=\"font-weight: 400;\"> states: \u201cOne Bryant Park, for example, has been attacked for its relatively high energy usage \u2013 critics point out that, according to data released by New York City, it uses more than <\/span><a href=\"https:\/\/www.newrepublic.com\/article\/113942\/bank-america-tower-and-leed-ratings-racket\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">twice as much energy per square foot<\/span><\/a><span style=\"font-weight: 400;\"> as the Empire State Building.\u201d<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">10 Hudsons Yard<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">This was the first office building to be completed as part of the <\/span><a href=\"https:\/\/www.commercialcafe.com\/blog\/2018-office-pipeline-top-markets-top-projects\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Hudson Yards master plan urban renewal project<\/span><\/a><span style=\"font-weight: 400;\">, which will eventually house 16 skyscrapers.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Located in <\/span><a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ny\/manhattan\/midtown-manhattan\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Midtown Manhattan<\/span><\/a><span style=\"font-weight: 400;\">, the building reportedly boasts a <\/span><a href=\"https:\/\/leed.usgbc.org\/leed.html\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">LEED Platinum<\/span><\/a><span style=\"font-weight: 400;\"> BD+C certification for its core and shell and a LEED Gold certification for its:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Stormproof systems<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Co-generation<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Thermal micro-grid<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Efficient air flow system<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Advanced lighting controls<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Under-floor or overhead air distribution<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Central chilled water plant<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Water harvesting<\/span><\/li>\n<\/ul>\n<h2><span style=\"font-weight: 400;\">One World Trade Center<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">This may be the tallest building in the Western Hemisphere, but it was also awarded LEED Gold certification in 2016.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A number of features helped One World Trade Center gain this certification. For example, the green building reportedly allows natural light to enter more than <\/span><a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/greenest-buildings-new-york-city\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">90 per cent of its office areas<\/span><\/a><span style=\"font-weight: 400;\"> to improve the quality of the space and reduce its energy expenditure.
