Shorenstein received $195 million\u2015more than $438 per square foot\u2015for the two Class A properties at <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ca\/santa-clara\/santa-clara-towers-3945\/\" target=\"_blank\" rel=\"noopener noreferrer\">3945<\/a> and <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ca\/santa-clara\/santa-clara-towers-3965\/\" target=\"_blank\" rel=\"noopener noreferrer\">3965 Freedom Circle<\/a>. The assets are located within the Bay Area\u2019s Golden Triangle, a region flanked by Route 237 and I-880 and surrounded by major hotels, universities and the San Jose International Airport.<\/p>\n<p>CBRE\u2019s Russell Ingrum, Joseph Moriarty, Scott Prosser and Jack DePuy represented the seller. Hines has put Cushman &amp; Wakefield\u2019s Colin Feichtmeir, Scott Dever, Kelly Yoder and Steve Horton in charge of <a href=\"https:\/\/www.bizjournals.com\/sanjose\/news\/2020\/02\/14\/3945-3465-freedom-circle-santa-clara-sale-hines.html\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">securing additional leases for the two towers<\/a>. Jed Brush, senior vice president at Shorenstein said the company was excited to have reached the agreement for the sale of Santa Clara Towers. He also expressed confidence in the ability of the portfolio to attract a diverse mix of tenants interested in Class A <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ca\/santa-clara-county\/santa-clara\/\" target=\"_blank\" rel=\"noopener noreferrer\">office space in Santa Clara<\/a>.<\/p>\n<div id=\"attachment_26558\" style=\"width: 385px\" class=\"wp-caption alignright\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-26558\" class=\"size-medium wp-image-26558\" src=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/3965-Freedom-Circle-375x300.jpg\" alt=\"Santa Clara office space\" width=\"375\" height=\"300\" \/><p id=\"caption-attachment-26558\" class=\"wp-caption-text\">3965 Freedom Circle, Santa Clara<\/p><\/div>\n<p>The sale was financed by a <a href=\"https:\/\/www.mercurynews.com\/2020\/02\/14\/prominent-santa-clara-office-towers-bought-tech-real-estate\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">$180 million loan<\/a>, backed by Mesa West Real Estate Income Fund. The office properties\u2015built in 1986 and 1998, respectively\u2015were <a href=\"https:\/\/www.globest.com\/2020\/02\/14\/shorenstein-sheds-santa-clara-towers\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">recently renovated<\/a>, with upgrades to the corridor lighting, elevators, and on-site pool and fitness center, as well a full lobby renovation in the 3965 building.<\/p>\n<p>Shorenstein made a hefty profit on the twin 11-story office towers, which the company acquired from Tishman Speyer in 2012 through a <a href=\"https:\/\/www.bizjournals.com\/sanjose\/stories\/2010\/03\/08\/story6.html?page=all\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">deed in lieu of foreclosure<\/a>. Although it&#8217;s unclear how much the company paid for the properties at the time, the transaction enabled Shorenstein to acquire the portfolio at a huge discount compared to its pre-recession value.<\/p>\n<p>Hines\u2019 current asset management and <a href=\"https:\/\/www.bizjournals.com\/sanjose\/news\/2020\/02\/14\/3945-3465-freedom-circle-santa-clara-sale-hines.html\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">property portfolio comprises 514 buildings<\/a> totaling 222 million square feet, including several properties in Sunnyvale, San Jose, Los Angeles and several other cities throughout California.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Global investor and developer Hines Interests partnered with Los Angeles-based Oaktree Capital Management to acquire a two-building office portfolio in Santa Clara\u2015totaling 445,157 square feet of space.
