Despite the uncertainty that marked the first half of 2020, fears around the demise of the office have been put to rest by the surge in workspace searches, that surpassed even pre-pandemic levels. But while companies&#8217; interest in renting\u00a0 office space has increased, so did the range of preferences landlords have to meet, as tenants demand more bang for their buck, increased safety measures and more natural light and outdoor areas for their office space.<\/p>\n<p>To better track these changes, and as a follow-up to a <a href=\"https:\/\/www.commercialcafe.com\/blog\/commercial-real-estate-searches-recover\/\" target=\"_blank\" rel=\"noopener\">previous office survey at the start of 2020<\/a>, we asked 1,242 visitors to CommercialCafe and sister company websites (PropertyShark, Point2, CommercialSearch and 42Floors) about the driving motivators behind their current office space searches. Additionally, we looked at Google Trends data to analyze changes in the popularity of key search terms for the office sector between March 2018 to May 2022 and contacted various real estate professionals to get their insights on emerging market trends.<\/p>\n<h3>Key takeaways:<\/h3>\n<ul>\n<li><a href=\"#googletrends\">Searches for \u2018office space for rent\u2019 &amp; \u2018office space for sale\u2019 in 2022 surpassed pre-pandemic levels<\/a><\/li>\n<li><a href=\"#officespace\">Prospective tenants favor smaller office spaces that they wish to be the sole occupiers of<\/a><\/li>\n<li><a href=\"#amenities\">Respondents want more natural light and COVID-19 safety measures in their workspaces<\/a><\/li>\n<li><a href=\"#location\">Interest in CBD locations remains high amid suburban office revival<\/a><\/li>\n<li><a href=\"#return\">43% of respondents are looking for a full return to the office<\/a><\/li>\n<li><a href=\"#insights\">Expert insights: an office space only for work is no longer feasible<\/a><\/li>\n<\/ul>\n<h2 id=\"googletrends\">More People Searching for Commercial Office Spaces Now Than Before the Pandemic<\/h2>\n<p>We\u2019ve analyzed Google Trends data for terms such as \u201coffice space for rent\u201d and \u201coffice space for sale\u201d across a period of four years \u2013 from Marh 2018 to May 2022 \u2015 to better understand changes in the number of searches during the pandemic in comparison to previously observed trends.<\/p>\n<p>Despite the obvious disruption caused by the lockdowns to the commercial real estate sector, the numbers invite a much more encouraging outlook for the coming future.<\/p>\n<p>For instance, following the mid-March drop in popularity in 2020, searches for \u201coffice space for rent\u201d increased steadily throughout the remainder of that year. Even accounting for seasonal drops in November and December, the term followed a largely positive course, recording a net growth in popularity when compared to the period leading up to the onset of COVID-19.<\/p>\n<div class=\"infogram-embed\" data-id=\"9d24a92d-c56e-4ff8-b158-3b7fbcaf60fe\" data-type=\"interactive\" data-title=\"Office space preferences survey 03.22 - &amp;#39;Office space for rent&amp;#39;\"><\/div>\n<p><script>!function(e,i,n,s){var t=\"InfogramEmbeds\",d=e.getElementsByTagName(\"script\")[0];if(window[t]&&window[t].initialized)window[t].process&&window[t].process();else if(!e.getElementById(n)){var o=e.createElement(\"script\");o.async=1,o.id=n,o.src=\"https:\/\/e.infogram.com\/js\/dist\/embed-loader-min.js\",d.parentNode.insertBefore(o,d)}}(document,0,\"infogram-async\");<\/script><\/p>\n<p>Similarly, in the case of searches for \u201coffice space for sale,\u201d we can see that this term had a significant surge in popularity in the first two months of 2020, compared to peaks recorded throughout the previous two years. Then, between March 2020 and September 2021, searches zigzagged consistent with the trend prior to the pandemic, before eventually taking off and settling on a higher plateau during the closing months of 2021 and first quarter of 2022.<\/p>\n<div class=\"infogram-embed\" data-id=\"ca7705b2-7764-4080-882c-3016124f8fba\" data-type=\"interactive\" data-title=\"Office space preferences survey 03.22 - &amp;#39;Office space for sale&amp;#39;\"><\/div>\n<p><script>!function(e,i,n,s){var t=\"InfogramEmbeds\",d=e.getElementsByTagName(\"script\")[0];if(window[t]&&window[t].initialized)window[t].process&&window[t].process();else if(!e.getElementById(n)){var o=e.createElement(\"script\");o.async=1,o.id=n,o.src=\"https:\/\/e.infogram.com\/js\/dist\/embed-loader-min.js\",d.parentNode.insertBefore(o,d)}}(document,0,\"infogram-async\");<\/script><\/p>\n<h2 id=\"officespace\">Respondents Aim for Single-Tenant Leases in Smaller Office Buildings<\/h2>\n<p>Asked about the motivation behind their current search for a commercial office space, respondents\u2019 options were relatively evenly spread between the available answers \u2013 although the need for a smaller workspace that could accommodate hotdesking or a hybrid system had with a slight edge.<\/p>\n<p>While nearly a quarter said their search had been prompted by a need to downsize their workplace footprint, roughly 16% of those who completed the office survey said they were looking for a larger place. Once again, the data gives credence to the argument that remote working hasn\u2019t made offices obsolete \u2013 as news of big companies either <a href=\"https:\/\/www.commercialcafe.com\/blog\/jll-buys-durham-medical-office-space\/\" target=\"_blank\" rel=\"noopener\">investing in prime real estate<\/a>, renewing, or <a href=\"https:\/\/www.commercialcafe.com\/blog\/miami-office-lease-expansion-830-brickell\/\" target=\"_blank\" rel=\"noopener\">expanding their leases<\/a> has continued to pour in.<\/p>\n<div class=\"infogram-embed\" data-id=\"100ffd9b-28c5-4413-a3ac-ccb30275676e\" data-type=\"interactive\" data-title=\"Office space preferences survey 03.22 - Q1\"><\/div>\n<p><script>!function(e,i,n,s){var t=\"InfogramEmbeds\",d=e.getElementsByTagName(\"script\")[0];if(window[t]&&window[t].initialized)window[t].process&&window[t].process();else if(!e.getElementById(n)){var o=e.createElement(\"script\");o.async=1,o.id=n,o.src=\"https:\/\/e.infogram.com\/js\/dist\/embed-loader-min.js\",d.parentNode.insertBefore(o,d)}}(document,0,\"infogram-async\");<\/script><\/p>\n<p>&nbsp;<\/p>\n<p>Interestingly, 23% of respondents indicated that they&#8217;d like to be the sole occupiers of a building. Indeed, <a href=\"https:\/\/www.commercialcafe.com\/blog\/office-for-sale-lease-chicago-columbus-dallas-news-june-2020\/\" target=\"_blank\" rel=\"noopener\">big companies began making their moves<\/a> in various markets as early as the summer of 2020.<\/p>\n<p>For example, Morgan Stanley expanded its <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/oh\/columbus\/\" target=\"_blank\" rel=\"noopener\">office space in Columbus<\/a> by 16,000 square-feet, becoming the sole tenant at East Commons. And last autumn, <a href=\"https:\/\/www.commercialcafe.com\/blog\/warner-bros-sale-leaseback-burbank-ranch-final\/\" target=\"_blank\" rel=\"noopener\">Warner Bros. closed an agreement<\/a> to occupy the entire 800,000-square-foot campus at the Second Century in Burbank, Calif. \u2014 a complex currently owned and developed by Worthe and Stockbridge.<\/p>\n<p>Finally, 23% of respondents pointed out that they were in the market for a better deal in terms of the overall price per square foot, while 14% were interested in a quality upgrade to their workspace.<\/p>\n<h2 id=\"amenities\">Core Demands Remain Largely Unchanged, But Tenants Yearn for Luminous Offices, Outdoor Spaces &amp; Safety Measures<\/h2>\n<p>Extended periods of lockdown and isolation have made many workers eager to escape the confines of an artificially lit workplace, sealed-off from the outside environment. Perhaps that&#8217;s why roughly 12% of office survey participants highlighted the need for more natural light and generous outdoor areas as one of the main preferences they had developed following the pandemic.<\/p>\n<p>Granted, more than half of respondents said that their preferences hadn&#8217;t changed. Even so, experts in the field contacted by CommercialCafe have noticed significant shifts that they describe in our <a href=\"#insights\">expert insights section<\/a>.<\/p>\n<div class=\"infogram-embed\" data-id=\"40105ecb-2b55-4bb7-b1a9-030519ee4ffa\" data-type=\"interactive\" data-title=\"Office space preferences survey 03.22 - Q2\"><\/div>\n<p><script>!function(e,i,n,s){var t=\"InfogramEmbeds\",d=e.getElementsByTagName(\"script\")[0];if(window[t]&&window[t].initialized)window[t].process&&window[t].process();else if(!e.getElementById(n)){var o=e.createElement(\"script\");o.async=1,o.id=n,o.src=\"https:\/\/e.infogram.com\/js\/dist\/embed-loader-min.js\",d.parentNode.insertBefore(o,d)}}(document,0,\"infogram-async\");<\/script><\/p>\n<p>As expected, COVID-19 safety measures (along with general sanitation practices) ranked high with roughly 19% of respondents. Meanwhile, 7% of people would like a subletting option to be included in their lease agreement to allow for maximum flexibility in the event of changes to their workforce or the company\u2019s preferred work schedule in the future.<\/p>\n<h2 id=\"location\">Interest in CBD Locations Remains High, Amid Revival of Suburban Office<\/h2>\n<p>In the first months of 2020, real estate professionals were gearing up for changes to their clients\u2019 office location preferences due to <a href=\"https:\/\/www.mymove.com\/moving\/coronavirus-moving-trends\/\" target=\"_blank\" rel=\"nofollow noopener\">significant outpourings of population<\/a> across major U.S. cities, as well as uncertainties regarding the nature of the work schedule to be adopted by various companies (full return to the office, fully remote or hybrid). However, while answering our office survey, a clear majority (76%) of those looking for commercial office space said they were doing so within the same city. Furthermore, of those, 45% would like to move to a location near their city\u2019s downtown or central business district.<\/p>\n<div class=\"infogram-embed\" data-id=\"e330f6bf-06c2-4ac6-a3f5-136ce47aef45\" data-type=\"interactive\" data-title=\"Office space preferences survey 03.22 - Q3\"><\/div>\n<p><script>!function(e,i,n,s){var t=\"InfogramEmbeds\",d=e.getElementsByTagName(\"script\")[0];if(window[t]&&window[t].initialized)window[t].process&&window[t].process();else if(!e.getElementById(n)){var o=e.createElement(\"script\");o.async=1,o.id=n,o.src=\"https:\/\/e.infogram.com\/js\/dist\/embed-loader-min.js\",d.parentNode.insertBefore(o,d)}}(document,0,\"infogram-async\");<\/script><\/p>\n<p>What\u2019s more, suburban offices have been given a new lease of life during the last couple of years, thanks to their proximity to residential areas and better average cost per square foot.
