The property \u2014 which is located at 13131 Los Angeles St. in Irwindale, Calif. \u2014 is part of a major investment push by Duke into build-to-suit, last-mile facilities within the Southern California area.<\/p>\n<p>In addition to the Irwindale industrial property, the effort also includes the 146,000-square-foot facility at 6450 Katella Ave. in Cypress, Calif.; a spec <a href=\"https:\/\/www.commercialcafe.com\/industrial\/us\/ca\/rancho-cucamonga\/\" target=\"_blank\" rel=\"noopener\">industrial development in Rancho Cucamonga<\/a>; and \u00a0<a href=\"https:\/\/www.commercialcafe.com\/industrial\/us\/ca\/los-angeles\/\" target=\"_blank\" rel=\"noopener\">warehouse space in Los Angeles<\/a> at 13344 S. Main St.<\/p>\n<p>Home Depot has been bullish on expanding its operations in Southern California. The current deal comes just a few months after the company leased\u00a0<a href=\"https:\/\/commercialobserver.com\/2022\/04\/home-depot-california-warehouse-lease-industrial-1-1m-sf\/\" target=\"_blank\" rel=\"noopener\">1.1 million square feet<\/a>\u00a0in the Inland Empire market. Nancy Shultz, Duke Realty\u2019s West Region president, suggested that the state-of-the-art facility on Los Angeles Street was designed around its prospective tenant.<\/p>\n<p>\u201cBy partnering with tenants in the design process, we can implement the features and systems that help us share information, ideas and results,\u201d she said. \u201cUltimately, we all want to save money and limit our carbon footprint \u2014 this helps us achieve both.\u201d<\/p>\n<p>\u201cDuke Realty has been an industry leader in sustainable building practices and our pledge to achieving carbon neutrality,\u201d said Megan Basore, Duke Realty\u2019s vice president of corporate responsibility. \u201cThis first-of-its-kind facility proves our commitment and allows us to work closely with our customers to limit our impact on the communities we serve.\u201d<\/p>\n<p>The 529,866-square-foot <a href=\"https:\/\/www.commercialcafe.com\/industrial\/us\/ca\/irwindale\/\" target=\"_blank\" rel=\"noopener\">Irwindale, Calif., industrial space<\/a> is equipped with a building automation system (BAS), smart metering system, solar panels and high-efficiency air conditioning units. The building is expected to <a href=\"https:\/\/www.dukerealty.com\/duke-realty-boosts-total-investment-in-southern-california-market-to-2b\/\" target=\"_blank\" rel=\"nofollow noopener\">reduce greenhouse gas emissions<\/a> by 800,000 kg CO<sub>2<\/sub>e (carbon dioxide equivalent) per year when compared to an air-conditioned warehouse powered by traditional electrical energy sources.
