Tower 40 \u2014 a 431,350-square-foot Manhattan office space<\/a> \u2014 recently signed agreements for four new leases totaling roughly 47,160 square feet. Formerly known as Chase Tower, the property is located at 10 E. 40th<\/sup> St. and is currently owned by Madison International Realty in partnership with Joseph P. Day Realty.<\/p>\n

The largest of the four deals is for architecture firm Hart Howerton\u2019s 27,111 square feet on the 37th<\/sup> and 39th<\/sup> floors of the office tower. The company extended its stay in the building for an additional 13 years and six months.<\/p>\n

The landlords were represented by\u00a0Ethan Silverstein,\u00a0Theodora Livadiotis\u00a0and\u00a0Caroline Collins\u00a0of Cushman &Wakefield, with\u00a0Ryan\u00a0Alexander\u00a0and\u00a0Tim\u00a0Freydberg\u00a0of\u00a0CBRE\u00a0conducting negotiations on behalf of Hart Howerton.<\/p>\n

The other companies added to Tower 40\u2019s roster include investment firm\u00a0Alpha Square Group, which will occupy 8,769 square feet on the 35th floor; Italian fashion house\u00a0Missoni,\u00a0which leased 3,800 square feet of penthouse space on the 48th floor; and a multinational tire manufacturer that took 7,480 square feet on the 41st floor.<\/p>\n

Alpha Square Group was represented by\u00a0Cushman & Wakefield\u2019s Evan\u00a0Algier\u00a0and\u00a0Stephan\u00a0Langton, while Diego\u00a0Rodino\u00a0di\u00a0Miglione\u00a0\u2014 also from Cushman \u2014 brokered the deal on behalf of Missoni.<\/p>\n

\u201cIn this challenging office environment, the new tenants at Tower 40 constitute a positive indicator that demonstrates the continuing appeal of quality buildings in Midtown,\u201d\u00a0said Diana Shieh, managing director at Madison International Realty. \u201cWe believe the rebrand conveys the extent to which this historic building is being modernized with the infrastructure and services that tenants demand.\u201d<\/p>\n

\u201cWe are very gratified with the leasing success at Tower 40 and the prestigious roster of tenants we have been able to attract to this premier building in one of the most trafficked areas of Midtown,\u201d said\u00a0Larry Wohl\u00a0of Joseph P. Day Realty.\u00a0\u201cWe have found that discerning companies still desire the convenient urban location that Tower 40 offers, with proximity to Grand Central, Bryant Park and major hotels.\u201d<\/p>\n

Designed by Ludlow & Peabody and built in 1929, Tower 40 is currently undergoing renovations<\/a>\u00a0that include a fully upgraded lobby, as well as improvements to common areas.<\/p>\n
