Eastern Los Angeles Regional Center (ELARC) \u2014 a nonprofit organization that coordinates and provides community-based services to individuals with developmental disabilities \u2014 inked a decade-long lease at The Alhambra, a 1-million-square-foot office campus located 1000 Fremont Ave., just six miles from downtown.<\/p>\n

The deal will see ELARC increase its footprint at The Alhambra by 23,345 square feet, bringing its total to just under 147,000 square feet. This latest deal brings the campus\u2019 occupancy rate to 90%.<\/p>\n

\u201cELARC has been at this location for 27 years,\u201d said ELARC Executive Director, Gloria Wong. \u201cIn 1996, we started with 31,704 square feet of office space to accommodate a total of 80 employees. Over our 27 years as a tenant, we have grown our office space by 463%. The Alhambra is the home base for 390 ELARC employees.\u201d<\/p>\n

A CBRE team comprised of Kevin Duffy,\u00a0Damon Feldmeth,\u00a0Natalie Bazarevitsch,\u00a0John Zanetos,\u00a0Chris Penrose\u00a0and\u00a0Heather Dulley\u00a0represented the landlord during the negotiations, while\u00a0David Kutzer\u00a0with\u00a0Cresa\u00a0represented ELARC.<\/p>\n

The 40-acre campus is owned and managed by The Ratkovich Company, which acquired the property for $156.6 million six years ago.\u00a0The owner then obtained a 10-year,\u00a0$150 million CMBS refinancing<\/a>\u00a0in May 2019 from Wells Fargo.<\/p>\n

The Alhambra\u2019s tenant roster includes the likes of AHMC Healthcare,\u00a0Alliant International University,\u00a0Cal State University Los Angeles, Los Angeles County\u2019s district attorney, the county\u2019s\u00a0Department of Public Health,\u00a0Platt College Los Angeles\u00a0and the\u00a0University of Southern California Keck School of Medicine.<\/p>\n

\u201cCompanies are increasingly valuing user-friendly, low-rise suburban office campuses, and we are seeing that with our leasing activity here and at other properties, as well,\u201d Ratkovich CEO Brian Saenger said. \u201cThe entire post-COVID office story is not all doom and gloom.\u201d<\/p>\n
