Kelley Drye & Warren\u00a0has joined the ranks of other major law firms in the Washington, D.C. area in reassessing its office space needs: The firm will move out of its workspace in the city\u2019s Georgetown neighborhood and take up 65,000 square feet at The Wharf \u2014 an 11-story building along D.C.\u2019s waterfront that was developed by Hoffman & Associates and Madison Marquette.<\/p>\n

The deal marks a significant downsizing for Kelley Drye & Warren as its current premises at 3050 K St. NW totals 107,000 square feet. At the Wharf \u2014 which is located at 670 Maine St. \u2014 the firm will occupy the entire fifth and sixth floors, in addition to half of the seventh floor. The relocation is scheduled to be completed by 2025.<\/p>\n

\u201cThe hardest part now will be the wait while we design and build out this terrific space,\u201d Kelley Drye\u2019s Alan Luberda said.<\/p>\n

CBRE\u2019s\u00a0Amy Bowser\u00a0brokered the deal on behalf of the landlord, while\u00a0Cushman & Wakefield\u2019s\u00a0Malcolm Marshall\u00a0negotiated on behalf of the tenant.<\/p>\n

Designed by a team consisting of HYL Architecture, SHoP, and WDG Architecture, The Wharf is part of a two-phase, $3.6 billion project<\/a> that consists of a combined 523,770\u00a0square feet of prime Washington, D.C. office space<\/a> at 680 and 670 Maine St., as well as residential, hotel and retail space across the waterfront.<\/p>\n

Both buildings were completed last year and have already secured major lease deals with law firm\u00a0Williams & Connolly being among the first to sign on for 290,000 square feet at 680 Maine St. in the opening months of 2023. The tenant roster also includes Pharmaceutical Research and Manufacturers of America, which will occupy 76,000 square feet on the eighth, ninth and 10th floors at 670 Maine St.<\/p>\n
