Brandywine Realty Trust and Drexel University have completed the structural framework of 3151 Market \u2014 a 14-story, life sciences building located in Philadelphia\u2019s University City district. The building is part of the Schuylkill Yards mixed-use development and is expected to be completed in 2024.<\/p>\n

With a total area of 417,000 square feet, 3151 Market offers a variety of spaces to accommodate different tenants. For instance, it includes state-of-the-art laboratory and office space<\/a> spanning 417,000 square feet, along with 18,000 square feet of retail and amenity space. Additionally, there is 6,000 square feet of outdoor terraces.<\/p>\n

Designed by Gensler, the building is tailored to meet the needs of life sciences tenants. Specifically, it incorporates features such as flexible floor plates, a hazardous exhaust system, and advanced technology and infrastructure. Interestingly, 3151 Market also offers a higher lab capacity compared to the market standard with up to 70% lab space and 30% office space, thereby exceeding the typical ratio of 50% lab and 50% office.<\/p>\n

In addition to its impressive design, 3151 Market is designed to achieve LEED Platinum and WELL Silver certifications. It also includes a shared conference and event center that\u2019s connected to an eco-terrace and balconies on alternating floors. This unique feature provides tenants with exclusive access to outdoor space and fresh air without having to leave the building.<\/p>\n

Brandywine Realty Trust aims to begin tenant occupancy by early 2025.<\/p>\n

Schuylkill Yards<\/h2>\n

Spanning 14 acres and costing $3.5 billion, Schuylkill Yards is a long-term project located just west of 30th Street Station that\u2019s a collaborative effort between Drexel University and Brandywine Realty Trust.<\/p>\n

As part of the Schuylkill Yards project, Brandywine has completed several milestones. Namely, it finished constructing a 28-story building on JFK Boulevard, which includes offices, residential units and retail spaces. Plus, the historic Bulletin Building has been transformed into offices and lab space for bioscience firm Spark Therapeutics. Next to this building, a 1.3-acre public park called Drexel Square was created prior to the topping out of 3151 Market St.<\/p>\n

Drexel University<\/h2>\n

Since 2010, Drexel University has been actively working to enhance its reputation and contribute to the improvement of the neighborhood. Accordingly, it has established a community center, implemented new procurement regulations to support local vendors, and offered subsidies for home purchases by faculty and staff.
