Golden Eagle Group secured two new leases totaling roughly 90,000 square feet at its office property in Falls Church, Va<\/a>. One of the tenants is California-based defense tech company Aret\u00e9 Associates, which has inked a deal for 65,000 square feet of office space. Hazardous material disposal company Chemtrec \u2014 which will occupy more than 25,000 square feet of space in the eight-story building \u2014 is the other new arrival.<\/p>\n

Both tenants are expanding their footprint<\/a>s: Aret\u00e9 is consolidating its operations by merging two of its existing locations from Crystal City and Chantilly into its new premises. Meanwhile, Chemtrec is stepping away from previous sublease agreements and is expected to vacate its offices at the nearby 2900 Fairview Park Drive by September 2024. Chemtrec\u2019s move will also grow the size of the company\u2019s workplace by some 9,000 square feet: The location it\u2019s about to leave behind totals a more modest 16,000 square feet.<\/p>\n

Tim Summers, Will Thomas,\u00a0and\u00a0Chloe Zulick of Cushman & Wakefield worked on the lease deal on behalf of the building\u2019s owner. The tenants\u2019 representatives were unlisted.<\/p>\n

The 198,000-square-foot office building located at 3130 Fairview Park Drive lies just inside the Capital Beltway south of Route 50. It\u2019s already the home of the likes of Lilker Energy Solutions; property management firm\u00a0Legum & Norman;\u00a0and\u00a0Switch Communications. Built in 1999 by Prentiss Properties Trust (which subsequently merged with Brandywine Realty Trust), the property was eventually acquired by Golden Eagle in 2019. Two years later, the owner upgraded the building. It currently features a fitness center; video conference center; lounge and breakout area; and an outdoor area with green space and access to trails.<\/p>\n
