RectorSeal \u2014 a global manufacturer and distributor of quality HVAC\/R and plumbing products \u2014 is part of a growing list of companies moving its operations from the Los Angeles basin to the Tejon Ranch Commerce Center (TRCC). The company is set to take up half of the 480,000-square-foot industrial space at 5205 S. Wheeler Ridge Road in Arvin, Calif., a property owned by a partnership of Tejon Ranch Co. and Majestic Realty since 2017.<\/p>\n

Mike McCrary, Mac Hewett, Brent Weirick, and Peter McWilliams of JLL brokered the deal on behalf of the landlord with Voit Real Estate Services\u2019 Walt Chenoweth and Sean Sullivan representing the tenant.<\/p>\n

\u201cIt\u2019s imperative that our RectorSeal distribution operations remain close to our customers so we can provide the best service possible,\u201d said David Blood, senior vice president of Operations at RectorSeal. \u201cEveryone at Tejon Ranch and Majestic Realty has helped to position this strategic relocation for success. I know our customers will appreciate the new location and enjoy the benefits of a closer distribution center.\u201d<\/p>\n

TRCC is spread across a 1.45-acre site \u2014 a massive, four-building development that, upon completion, will total more than 2.5 million square feet of industrial space. The project\u2019s location near the junction of I-5 and Highway 99 is ideal for companies seeking warehousing and manufacturing solutions north of the Los Angeles basin. Already, the likes of IKEA, Camping World, Caterpillar Inc., Dollar General, Famous Footwear and L’Or\u00e9al have chosen TRCC as the location for their distribution centers.<\/p>\n

\u201cThis new lease reflects the continued demand we\u2019re seeing for industrial space at TRCC, which continues to be a bright spot in California\u2019s industrial real estate market\u201d said Brett Tremaine, executive vice president at Majestic Realty Co. \u201cThe opportunity to attract new, high-quality tenants like RectorSeal \u2014 while also allowing for the growth of existing tenants within TRCC \u2014 is further evidence of the wisdom of our decision to partner with Tejon Ranch Co. on a number of industrial buildings.\u00a0There are few, if any locations in California that can match the value and many advantages found at TRCC, given its immediate access to key freeways, its outstanding amenities, and the large and productive labor pool found nearby.\u201d<\/p>\n
