Dallas-based Dalfen Industrial has announced that ComfortSide, LLC \u2014 a leading HVAC equipment company, also known as Cooper&Hunter \u2014 has closed on a 96,000-square-foot lease<\/a> deal at its recently completed Midpoint Miami Logistics Center in Hialeah, Fla.<\/p>\n

The 300,000-square-foot, Class A industrial development is located in Dade County\u2019s northwest Medley industrial submarket. The property offers custom tenant buildouts and a secure drive-through court with rear loading, along with excellent access to major transportation routes, including the Florida Turnpike, I-75 and the Florida Turnpike Extension (SR 836).<\/p>\n

Additionally, its proximity to Miami International Airport (11 miles) and the Port of Miami (20 miles) further enhances its strategic value.<\/p>\n

Dalfen Industrial originally acquired the 16-acre site in December 2021 for $26.4 million.<\/p>\n

A Cushman & Wakefield team comprised of Wayne Ramoski, Skylar Stein and Ivana Leitner Perez represented the owner in the lease negotiations, while Cook Commercial Realty brokered the deal on behalf of the tenant.<\/p>\n

ComfortSide\u2019s move to Midpoint Miami Logistics Center is driven by its growing business and the need for additional warehouse and distribution space. The company\u2019s current headquarters is located in a 26,000-square-foot warehouse in Doral, Fla., which it acquired in 2017 for $4.15 million. It sits close to another 20,000-square-foot warehouse owned by an entity associated with Cooper&Hunter.<\/p>\n

\u201cWe have been searching and previewing 100,000-square-foot facilities for months, we decided that the Midpoint Logistics warehouse and location would best serve our business needs for storage and distribution,\u201d said Yanni Gordo, vice president of operations at ComfortSide LLC.<\/p>\n
