Dallas-based Provident Realty Advisors, through its division Provident Industrial, recently broke ground on phase four of Gateway Logistics Park in El Paso, Texas.<\/p>\n

The project is slated to add roughly 497,000 square feet of El Paso industrial space<\/a> across three Class A, rear-load buildings. Reinforcing the park\u2019s position as a premier logistics hub in the region, this expansion adds to the approximately 922,000 square feet already delivered in the first three phases of development.<\/p>\n

Notably, phase four is ideally located for tenants operating in cross-border logistics and distribution: It\u2019s less than eight miles from the Ysleta-Zaragoza Port of Entry in Ju\u00e1rez, Mexico, and it also offers direct access to Loop 375.<\/p>\n

Buildings Four and Five will each incorporate 147,420 square feet and share a 205-foot truck court. Building Six will include a 130-foot truck court and 44 trailer parking stalls, as well as deliver more than 202,000 square feet of space.<\/p>\n

Completed in 2023 and 2024, buildings One, Two, and Three of the Gateway Logistics Park feature 7\u201d floor thickness; 32\u2019 to 36\u2019 clear heights; ESFR fire sprinkler systems; 54\u2019 by 50\u2019 column spacing; and four-phase, 277\/480 Volts, 4,000-amp electricity service.<\/p>\n

Phase Four development partners include Harvey-Cleary as general contractor and Pritchard Associates for construction management oversight. Project leadership is handled by Case Van Lare, managing director with Provident, and Chris Martin, director of Southwest industrial development and acquisitions.<\/p>\n

\u201cThe continued growth of Gateway Logistics Park underscores our commitment to delivering high-quality industrial space in El Paso,\u201d Martin said. \u201cWith the success of the earlier phases, this next phase strengthens the park\u2019s position as a critical hub for logistics and distribution for the region.\u201d<\/p>\n

According to the latest national industrial real estate report<\/a>, two Texas markets \u2014 Houston and Dallas-Fort Worth \u2014 ranked among the top 30 in the final quarter of 2024. Q4 deliveries in Houston totaled more than 1.2 million square feet of new industrial space, and developers had roughly 12.9 million more square feet under construction at the start of 2025.<\/p>\n

At the same time, the Dallas-Fort Worth metroplex pipeline at the start of the year exceeded 19 million square feet, following a market expansion of roughly 2,644,000 square feet delivered during Q4.<\/p>\n
