{"id":41898,"date":"2025-03-10T07:50:15","date_gmt":"2025-03-10T04:50:15","guid":{"rendered":"https:\/\/www.commercialcafe.com\/blog\/?p=41898"},"modified":"2025-03-25T16:07:50","modified_gmt":"2025-03-25T13:07:50","slug":"global-holdings-garan-lease-99-park-ave","status":"publish","type":"post","link":"https:\/\/www.commercialcafe.com\/blog\/global-holdings-garan-lease-99-park-ave\/","title":{"rendered":"Global Holdings Locks In 31,000-Square-Foot Lease Expansion at 99 Park Ave."},"content":{"rendered":"<p>Garan, the Berkshire Hathaway-owned children\u2019s apparel company, is significantly expanding its New York City presence, effectively doubling its <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ny\/manhattan\/\" target=\"_blank\" rel=\"noopener\">office space in Manhattan<\/a>.<\/p>\n<p>Having outgrown its current headquarters at 200 Madison Ave. (for which it had originally signed a decade-long agreement in early 2022), Garan is now leasing the entirety of the 31,663-square-foot sixth floor at 99 Park Ave., a property managed by Global Holdings Management Group. This <a href=\"https:\/\/commercialobserver.com\/2025\/03\/garan-lease-99-park-avenue\/\" target=\"_blank\" rel=\"nofollow noopener\">expansion<\/a> complements Garan\u2019s existing 31,754-square-foot space on the property\u2019s seventh floor to bring its total footprint to 63,417 square feet.<\/p>\n<p>The lease transaction at 99 Park Ave. involved representation from both JLL and CBRE. Paul Glickman, Diana Biasotti, Kristen Morgan and Harrison Potter of JLL handled negotiations for the landlord, while CBRE represented the tenant. Specific CBRE brokers involved in the deal remain undisclosed. Neither JLL nor CBRE provided immediate comment regarding the transaction.<\/p>\n<p>In parallel, Global Holding\u2019s 26-story office tower is undergoing a substantial, <a href=\"https:\/\/rebusinessonline.com\/global-holdings-to-undertake-30m-renovation-of-midtown-manhattan-office-building\/\" target=\"_blank\" rel=\"nofollow noopener\">$30 million renovation<\/a>. Led by VOCON, this capital improvement project will transform the building\u2019s infrastructure by featuring a redesigned lobby and modernized amenity spaces. These upgrades will encompass a conference center; a speakeasy; a barbershop and salon; and an entertainment lounge equipped with a bowling alley and golf simulator. The extensive renovation is scheduled for completion in early 2026.<\/p>\n<p>\u201cAnytime a current tenant decides to expand its presence at 99 Park Avenue, it\u2019s attributable to the strategic investments we\u2019ve made and the premium experience we offer tenants,\u201d\u00a0said Craig Panzirer, director of leasing at Global Holdings. \u201cWith our capital improvement program well underway, we\u2019re reinforcing our commitment to creating best-in-class workplaces that support the growth, success and future of our tenants.\u201d<\/p>\n<p>Global Holdings has been actively managing 99 Park Ave. and recently finalized several lease renewals and expansions. Notably, Metropolitan Commercial Bank has significantly increased its presence after securing a 52,677-square-foot extension across the 12<sup>th<\/sup> and 13<sup>th<\/sup> floors, alongside a new 26,802-square-foot lease for the entire 11th floor.
