{"id":44,"date":"2017-02-03T13:32:53","date_gmt":"2017-02-03T13:32:53","guid":{"rendered":"https:\/\/www.commercialcafe.com\/blog\/?p=44"},"modified":"2025-07-16T11:46:08","modified_gmt":"2025-07-16T08:46:08","slug":"baldwin-hills-makeover","status":"publish","type":"post","link":"https:\/\/www.commercialcafe.com\/blog\/baldwin-hills-makeover\/","title":{"rendered":"Baldwin Hills is Up for a Makeover"},"content":{"rendered":"<h3>Crenshaw-LAX Line Ushers in Development<\/h3>\n<p>Work on the new light rail line project is halfway <a href=\"https:\/\/la.curbed.com\/2016\/10\/20\/13355768\/metro-photos-subway-tunnel-boring-machine-harriet-crenshaw-lax\">completed<\/a>. \u201cHarriet\u201d, the tunnel-boring machine, has dug under <a href=\"https:\/\/www.commercialcafe.com\/office-spaces-for-lease\/us\/ca\/los-angeles\/baldwin-hills-crenshaw\/\" target=\"_blank\" rel=\"noopener noreferrer\">Baldwin Hills<\/a> and is moving right along. This milestone aligns well with major development plans that are underway and set to benefit from the new METRO transit <a href=\"https:\/\/www.metro.net\/projects\/crenshaw_corridor\/\">project<\/a>.<\/p>\n<p>This is one of 12 transit projects that are expected to bring a much needed decongestion to L.A.\u2019s roadways, as well as stimulate economic development and employment opportunities throughout the county. The Crenshaw line is expected to deliver in 2019.<\/p>\n<div id=\"attachment_5187\" style=\"width: 1034px\" class=\"wp-caption aligncenter\"><a href=\"https:\/\/www.metro.net\/projects\/crenshaw_corridor\/photos\/crenshawlax-transit-project-renderings\/\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-5187\" class=\"wp-image-5187 size-large\" src=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/2017\/02\/MLK_station_Rendering_METROdotNET-1024x683.jpg\" alt=\"Rendering of the future Martin Luther King Jr station, on the Crenshaw-LAX light rail line\" width=\"1024\" height=\"683\" \/><\/a><p id=\"caption-attachment-5187\" class=\"wp-caption-text\"><em>Martin Luther King Jr. station (rendering, LA METRO)<\/em><\/p><\/div>\n<h3>Minor Revisions to BHCP Revamp Project<\/h3>\n<p><a href=\"https:\/\/www.commercialcafe.com\/office-spaces-for-lease\/us\/il\/chicago\/\" target=\"_blank\" rel=\"noopener noreferrer\">Chicago<\/a>-based real estate investors Capri Capital Partners move along with minor revisions to their major development <a href=\"http:\/\/urbanize.la\/post\/redevelopment-plans-crystallize-baldwin-hills-crenshaw-plaza\">intentions<\/a>. Plans to update the 43-acre site of the historic Baldwin Hills Crenshaw Plaza have been in the works for years.<\/p>\n<p>The original structure, California\u2019s <a href=\"https:\/\/en.wikipedia.org\/wiki\/Baldwin_Hills_Crenshaw_Plaza\">first<\/a> post-war retail complex, opened its doors in 1947. It has since gone through several renovations and expansions, mainly during the 1980s. The 1990s brought a cinema complex into the mix. CCP bought the site in 2010 and quickly set out to further modernize the property.<\/p>\n<p>After talks with METRO rail planners, the Plaza operators agreed to build a pedestrian entrance where the Martin Luther King Jr station will meet the mall. Current development <a href=\"http:\/\/la.curbed.com\/2014\/12\/23\/10008680\/heres-the-huge-plan-to-turn-baldwin-hills-crenshaw-plaza-into-a\">plans<\/a> will add 2 million square feet of new retail, restaurant, hotel, office, residential and parking spaces. The <a href=\"https:\/\/planning.lacity.org\/eir\/BaldwinHillsCrenshawPlaza\/FEIR\/index-crenshaw.html\">proposed<\/a> development will fill nearly all remaining space on the site, turning it into a 24 hour live\/work\/shop community.<\/p>\n<div id=\"attachment_47\" style=\"width: 1034px\" class=\"wp-caption aligncenter\"><a href=\"http:\/\/planning.lacity.org\/eir\/BaldwinHillsCrenshawPlaza\/FEIR\/FEIR\/1_Intro.pdf\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-47\" class=\"wp-image-47 size-large\" src=\"https:\/\/www.commercialcafe.com\/blog\/wp-content\/uploads\/sites\/10\/2017\/01\/CrenshawMallBuildingProject-1024x613.jpg\" alt=\"The Baldwin Crenshaw Plaza re-development plan as submitted to the City Records\" width=\"1024\" height=\"613\" \/><\/a><p id=\"caption-attachment-47\" class=\"wp-caption-text\"><em>Baldwin Crenshaw Plaza development plan (Los Angeles City Records)<\/em><\/p><\/div>\n<ul>\n<li>the centerpiece historic building and existing cinema will be preserved and rehabilitated<\/li>\n<li>a little over 143k SF of office space will be constructed, in a 10-story, 135-foot-high structure, shortened from the original 145-foot-high plan<\/li>\n<li>the hotel has been cut short from the initial 12 stories to 10, but will still house up to 400 guest rooms<\/li>\n<li>over 330k SF of pedestrian-oriented retail and restaurant space<\/li>\n<li>some 960 residential units (condominiums and apartments)<\/li>\n<li>6,829 parking spots, trimmed from the original 7,000<\/li>\n<\/ul>\n<h3>Marlton Square Revival<\/h3>\n<p>Right next to the Baldwin Hills Crenshaw Plaza lies Marlton Square \u2013 22 acres of <a href=\"https:\/\/www.latimes.com\/local\/lanow\/la-me-ln-long-awaited-marlton-square-project-makes-a-move-forward-20151020-story.html\">eyesore<\/a>. The site was created in the 1950s and was home to the thriving Santa Barbara Plaza retail center. It has since fallen into disrepair, despite some rehabilitation attempts.<\/p>\n<p>L.A. City Council recently introduced a <a href=\"https:\/\/clkrep.lacity.org\/onlinedocs\/2014\/14-0425-s10_mot_01-18-2017.pdf\">motion<\/a> to negotiate sale of the city-controlled portions of the Square, classified as \u201cProperty Retained for Future Development\u201d. The motion asks for an exclusive negotiation <a href=\"https:\/\/la.curbed.com\/2017\/1\/23\/14363858\/baldwin-hills-crenshaw-marlton-square-development\">agreement<\/a> with Fred Leeds Properties. The developer has already acquired almost 3 acres of the Marlton parcels and has expressed interest in adding 10.5 acres of the city-controlled portion to their portfolio, in order to develop prime retail space in what is now largely vacant land.<\/p>\n<p>Their retail development will complement the neighboring Kaiser Permanente <a href=\"https:\/\/urbanize.la\/post\/construction-continues-kaiser-permanente-medical-building\">medical building<\/a> that is under construction and slated for completion in late 2017.<\/p>\n<p>With the new transit line underway, the medical center, BHCP and the proposed Fred Leeds retail component will be well serviced in terms of public access and will make for a long awaited overhaul.<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Crenshaw-LAX Line Ushers in Development Work on the new light rail line project is halfway completed. \u201cHarriet\u201d, the tunnel-boring machine, has dug under Baldwin Hills and is moving right along.
