{"id":45193,"date":"2025-08-11T08:58:06","date_gmt":"2025-08-11T05:58:06","guid":{"rendered":"https:\/\/www.commercialcafe.com\/blog\/?p=45193"},"modified":"2025-08-08T09:11:55","modified_gmt":"2025-08-08T06:11:55","slug":"idc-logistics-signs-double-lease-deal-inland-empire-warehouses","status":"publish","type":"post","link":"https:\/\/www.commercialcafe.com\/blog\/idc-logistics-signs-double-lease-deal-inland-empire-warehouses\/","title":{"rendered":"iDC Logistics Signs Double Lease Deal for Inland Empire Warehouses"},"content":{"rendered":"<p>Securing two new leases for a combined 1.1 million square feet, iDC Logistics is expanding its footprint in southern California.<\/p>\n<p>The third-party logistics (3PL) company, which has ties to China, inked a deal for an 844,311-square-foot, temperature-controlled <a href=\"https:\/\/www.commercialcafe.com\/industrial\/us\/ca\/san-bernardino\/\" target=\"_blank\" rel=\"noopener\">industrial space in San Bernardino, Calif.<\/a>, at 5690 Industrial Pkwy. This transaction with Alere Property Group is the second-largest lease in the Inland Empire so far this year.<\/p>\n<p>The company\u2019s second lease is for 260,000 square feet in the City of Industry at 19515 E. Walnut Drive N., a property owned by a Principal Financial Group affiliate. CBRE\u2019s Jeff Vertun represented iDC in both negotiations.<\/p>\n<p>\u201cThe key to effectively representing 3PLs \u2014 the largest tenant segment in industrial real estate \u2014 is to be fully in sync with their commercial strategy,\u201d Vertun said. \u201cBy viewing their real estate portfolio from the CEO\u2019s perspective, we create more opportunities, achieve higher conversion rates and ultimately foster more efficient growth.\u201d<\/p>\n<p>Instead of a distribution facility, iDC\u2019s City of Industry lease will become a dedicated electronics manufacturing hub for a confidential client. This new operation is set to employ 200 local specialists with a production goal of 12,000 to 15,000 finished units weekly. The move highlights a strategic shift from logistics to production for the property.<\/p>\n<p>\u201cThis facility gives our partners a new kind of supply chain solution \u2014 agile, local and tariff-conscious \u2014 while supporting U.S. job creation and economic growth,\u201d\u00a0said Elton Chung, iDC CEO.<\/p>\n<p>The new leases mark a continued <a href=\"https:\/\/therealdeal.com\/la\/2025\/08\/01\/idc-logistics-leases-1-1-million-square-feet\/\" target=\"_blank\" rel=\"nofollow noopener\">expansion strategy for iDC<\/a>, which already secured 350,000 square feet in the Inland Empire earlier this year and is now exploring additional space in Texas and New Jersey.<\/p>\n<p>While the Inland Empire\u2019s industrial sector has grappled with an oversupply of new space that led to higher vacancy rates and eight consecutive quarters of rent declines, leasing activity remains strong. This is largely attributed to the region\u2019s strategic proximity to the ports of Los Angeles and Long Beach.<\/p>\n<p>Major deals this year include: EQT\u2019s 1-million-square-foot lease with an undisclosed tenant at its Hesperia Commerce Center One; Burlington\u2019s 758,180-square-foot renewal in San Bernardino, Calif.; and American Beauty Supply\u2019s 715,433-square-foot renewal in
