The move from its previous location at 33 Irving Place represents a significant expansion for the company.<\/p>\n<p>\u201cThis off-market transaction is a testament to the continued strength of the Park Avenue South\u00a0corridor and the tech sector\u2019s renewed confidence in the market,\u201d said Cushman &amp; Wakefield\u2019s \u200b\u200bDrew Braver, who negotiated the deal on behalf of the landlord.<\/p>\n<p>Braver\u2019s team also included\u00a0Matthias Li,\u00a0Remy Liebersohn,\u00a0Heather Thomas\u00a0and\u00a0Josh Kuriloff. Ryan Alexander\u00a0and\u00a0Jared Isaacson\u00a0of\u00a0CBRE\u00a0represented the tenant.<\/p>\n<p>With the Flexible Finance lease, the 15-story <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ny\/manhattan\/\" target=\"_blank\" rel=\"noopener\">Manhattan office space<\/a> is now 90% occupied, capping off a strong year of leasing activity. Other recent tenants include AI company Basis \u2014 which took 13,671 square feet \u2014 and private equity firm TCG Capital, which leased 4,533 square feet. Brokers on the deals included Mike Mathias and RJ Johns of Cushman &amp; Wakefield for Basis, as well as Simon Landmann and Matthew Astrachan of JLL for TCG.<\/p>\n<p>Following the recent leasing momentum, Rockrose and Cushman &amp; Wakefield are now <a href=\"https:\/\/www.cushmanwakefield.com\/en\/united-states\/news\/2025\/08\/arranges-lease-at-rockroses-300-park-avenue-south-for-fintech-firm\" target=\"_blank\" rel=\"nofollow noopener\">marketing the building\u2019s entire fourth floor<\/a>, which features a pre-built office space designed by architect MKDA.<\/p>\n<p>Blending historic character with modern design, the 200,000-square-foot office property at 300 Park Ave. S. \u2014 also known as the Mills &amp; Grubb Building \u2014 offers a unique opportunity for tenants. Originally constructed in 1910, the property features a shared roof deck with sweeping city views, high ceilings and large floor plates.
