Work has begun on a new 45-megawatt, next-generation facility located in Chantilly, Va. The project marks the firm\u2019s newest digital infrastructure investment and is part of its strategy to set a new standard for sustainability and scope in hyperscale development.<\/p>\n<p>Designed for hyperscale demand and maximum energy efficiency, the property will incorporate 240,000 square feet of <a href=\"https:\/\/www.commercialcafe.com\/commercial-real-estate\/us\/va\/chantilly\/\" target=\"_blank\" rel=\"noopener\">Chantilly commercial space<\/a> that\u2019s planned for resilience and scalability.<\/p>\n<p>\u201cThis is a high-impact, future-ready facility, and it\u2019s built for what comes next in AI, cloud, and edge computing,\u201d said John Kusturiss, partner at Penzance. \u201cChantilly offers unmatched connectivity, and this site is designed to deliver for today\u2019s infrastructure needs, while anticipating tomorrow\u2019s technologies.\u201d<\/p>\n<p>Penzance has inked a lease with Amazon Web Services (AWS) to operate and staff the data center upon completion, which is estimated to be in the first half of 2027.<\/p>\n<p>So far, plans call for high-efficiency air-cooled systems; rooftop HVAC units; and acoustically enclosed generators to limit operational noise and vibration as part of efforts to achieve LEED-Data Center Silver certification for the property.<\/p>\n<p>\u201cWe\u2019re continually innovating to ensure our data centers fit responsibly into the communities we call home,\u201d said Josh Weissman, AWS director of data center delivery. \u201cAs part of this project, we\u2019re proud to partner with Penzance and Fairfax County to preserve and enhance 67 acres of open green space; create public walking trails; and design a campus that operates quietly, efficiently, and with low environmental impact.\u201d<\/p>\n<p>Sustainable construction practices and above-benchmark environmental performance standards promised by Penzance and AWS include:<\/p>\n<ul>\n<li>The commitment of 67 acres of open green space for public use also includes tree preservation, Resource Protection Area restoration, and invasive plant remediation efforts<\/li>\n<li>Bird-friendly building design<\/li>\n<li>Sound levels of approximately 40 dBA during full operations<\/li>\n<li>Low-impact development stormwater techniques that reduce the facility\u2019s impact on resource protection areas by 85%, as well as prevent potential diesel spills from entering stormwater systems<\/li>\n<li>Specialized diesel generators to reduce particulate matter and noxious emissions by 90%, while also ensuring continuity of operations for the hospitals, first responders, schools, and other essential services that rely on AWS to stay online during grid failures<\/li>\n<\/ul>\n<p>\u201cThis site, like our other facilities, will use minimal water and rely only on outside air for cooling 95% of the year,\u201d Weissman added. \u201cWe\u2019ll keep raising the bar on sustainability, safety, and community partnership so these investments in U.S. innovation also strengthen the local economy and the quality of life our neighbors expect.\u201d<\/p>\n<p>The investments in U.S. innovation include <a href=\"https:\/\/www.commercialcafe.com\/blog\/amazon-700-million-land-deal\/\" target=\"_blank\" rel=\"noopener\">Amazon\u2019s recently closed land deal in neighboring Prince William County<\/a>, where the company paid $700 million for nearly 190 acres of land zoned for data center use.<\/p>\n<p>The zoning granted by Prince William County Board of Supervisors allows Amazon to develop up to 3.5 million square feet of data center space and accommodate up to three substations, despite significant local opposition.<\/p>\n<p>Conditions attached to the entitlements reportedly include: a maximum building height of 81 feet; a minimum 500-foot buffer between any facility and the nearest home; strict noise limits; landscape buffers; and screening.<\/p>\n<p>\u201cNext-generation digital infrastructure is now fundamental to economic opportunity, and this project positions Fairfax County for the technologies that will define the next decade, from AI to quantum to national security innovation,\u201d said Kathy Smith, Fairfax County Board of Supervisors vice chair and Sully District supervisor.<\/p>\n<p>\u201cAs AI, quantum, and advanced computing accelerate, the regions that modernize their digital backbone will shape the future,\u201d said Jeffrey C. McKay, chairman of the Fairfax County Board of Supervisors. \u201cThis progress must also strengthen the community around it. The addition of more than 60 acres of public green space reflects our commitment to sustainable, responsible growth that enhances quality of life for our
