San Francisco-based real estate developer Drawbridge Realty has entered the Nashville, Tenn., office market with a splash. The firm recently acquired the Bridgestone Tower, a 30-story high-rise that\u2019s prominently positioned in the city\u2019s central business district.<\/p>\n

Completed in 2017 as a build-to-suit for Bridgestone Americas, the property incorporates 514,000 square feet of class-A+, LEED Gold-certified, rentable Nashville office space<\/a>.<\/p>\n

A strong addition to the Drawbridge Realty U.S. portfolio, the tower serves as headquarters for Bridgestone Americas, Inc. \u2014 the largest subsidiary of Bridgestone Corporation, the publicly traded manufacturer and a global leader in tires and rubber. The property was fully leased to Bridgestone Americas at the time of sale.<\/p>\n

Located within close walking distance of local highlights such as Broadway, Bridgestone Arena, Music City Center, and the Country Music Hall of Fame, this acquisition offers Drawbridge Realty a notable presence in one of the country\u2019s most dynamic office markets, where newer trophy assets align with modern tenant demand and investment interest.<\/p>\n

Data analyzed for our monthly national office report<\/a> showed that the average full-service equivalent listing rate for office space in Nashville was nearly $33 per square foot, which was only slightly above the national average of $32.91 per square foot in April.<\/p>\n

Meanwhile, year-to-date office sales in Nashville totaled more than $62 million through April, and the market was one of only three in the Southern U.S. region to see vacancy below the national average of 17.6% last month. The other two were Miami and Tampa, Fla.<\/p>\n
