Boston-based publicly traded real estate investment trust BXP, Inc. recently announced that it had signed a lease agreement with Boston Dynamics for office space at Reservoir Place in the Boston submarket of Waltham, Mass. The lease reportedly marks one of the largest innovation-driven real estate transactions in the market this year.<\/p>\n

Supporting the company\u2019s plans to expand its Massachusetts operations significantly, Boston Dynamics signed on for approximately 320,000 square feet of Boston office space<\/a> at the property on Trapelo Road, where the company intends to invest approximately $100 million in the development of a state-of-the-art robotics and AI center. The investment is expected to create up to 1,250 new jobs by 2033.<\/p>\n

A global leader in mobile robotics, Boston Dynamics plans to consolidate several functions that are currently distributed across multiple locations. Specifically, it plans to consolidate and expand: manufacturing; research and development; training; and artificial intelligence.<\/p>\n

The new tenant expects to relocate to Reservoir Place in phases, beginning in mid-2027.<\/p>\n

\u201cBoston Dynamics has called Waltham home for many years, and this expansion is a reflection of how fast our industry is moving,\u201d said Amanda McMaster, interim CEO of Boston Dynamics. \u201cThe investment gives our team the space and resources we need to launch our third robot platform this decade. We will continue recruiting and hiring excellent talent to lead this emerging industry and meaningfully contribute to the greater Boston business community.\u201d<\/p>\n

We are proud to support Boston Dynamics as they create a next-generation facility that will drive technological advancement, job creation and economic growth throughout the region.\u201d<\/p>\n

At the close of May 2026, Boston boasted the largest office development pipeline in the Northeastern U.S. region with more than 3.9 million square feet under construction last month. According to data analyzed for our monthly national office report<\/a>, the average full-service equivalent listing rate for office space in Boston was a little more than $44 per square foot in May 2026, while the vacancy rate stood at 16.9% \u2014 one of the lowest in the region.<\/p>\n
