Artificial intelligence chipmaker NVIDIA has signed a 27,600-square-foot sublease at Douglas Development\u2019s Woodies Building, located at 1025 F St. NW. The transaction marks the Santa Clara, Calif.-based company as the latest technology giant to secure premier office space in Washington, D.C.<\/a> amid a broader trend of demand concentrating within the market\u2019s most prestigious properties.<\/p>\n

NVIDIA, which also keeps an office space in Herndon, Va.<\/a>, had been hunting for a D.C. office of roughly 30,000 square feet since at least September, at which point it had narrowed its search to two or three options.<\/p>\n

For this new location, the chipmaker is subleasing the space from Morning Consult, a firm that originally leased the Woodies Building\u2019s entire 50,000-square-foot eighth floor back in 2020. The deal, which was detailed in Cushman & Wakefield\u2019s second-quarter market report, positions NVIDIA alongside several other high-profile tenants<\/a> at the half-million-square-foot property. Among them, Netflix occupies 19,000 square feet across the first two floors for an office and entertainment hub, while Barnes & Noble launched a 16,000-square-foot, ground-floor space in January.<\/p>\n

Originally an 1880s-era Woodward & Lothrop flagship department store, the building was transformed into an office and retail landmark in the heart of the city by Douglas Development, which has owned the property since the early 2000s. Despite its recent leasing successes, the Woodies Building is losing a massive tenant in the FBI. The agency occupied 200,000 square feet there \u2014 often referred to as its unofficial second headquarters \u2014 under a lease that reportedly expired in November, although it remains unclear if the agency has fully vacated yet.<\/p>\n

NVIDIA\u2019s expansion aligns with a larger wave of technology companies snatching up downtown Washington, D.C. real estate. During the third quarter of 2025, neocloud giant CoreWeave grew its footprint by 79% by taking 22,590 square feet at Nuveen\u2019s 1001 Pennsylvania Ave. NW. That same quarter, Elon Musk\u2019s SpaceX committed to 24,100 square feet at 1155 F St. NW, which is also owned by Douglas Development. Additionally, Google is poised to take over BXP\u2019s entire 231,000-square-foot building near Union Station at 500 N. Capitol St. NW.<\/p>\n","protected":false},"excerpt":{"rendered":"
