Glendale, Colo.-based private equity firm Quannah Partners recently announced the sale of its northwest Houston industrial corridor property.<\/p>\n

Located at the intersection of U.S. Route 290 and Fairbanks North Houston Road, 290 Crossroads Commerce Center is a recently completed facility that incorporates more than 183,000 square feet of class A Houston industrial space<\/a>.<\/p>\n

Development partner\u00a0LaSalle Investment Management\u00a0(LaSalle) invested in the project based on strong fundamentals in Houston\u2019s northwest industrial corridor and continued demand for modern logistics facilities.<\/p>\n

\u201cThis transaction reflects our continued conviction in well-located industrial assets in high-growth logistics corridors,\u201d said Jeff Shuster, president of LaSalle Value Partners. \u201cIt was a great collaboration with Quannah, and that dynamic helped the team secure a user early in the development process, underscoring the depth of demand for modern, flexible industrial product and the strength of the underlying market.\u201d<\/p>\n

Having broken ground as a speculative project, the property was placed under contract early in the construction process. With an early contract in place, the building design and construction were managed alongside the buyer\u2019s operational requirements, underscoring continued demand for efficient, highly functional industrial facilities in the premier distribution corridors in and around Houston.<\/p>\n

The property achieved substantial completion in June 2026. It features modern industrial specifications, as well as strategic access to Houston\u2019s major transportation infrastructure and logistics networks.<\/p>\n

The successful development and sale of the property further expands Quannah Partners\u2019 industrial track record across Texas and Colorado, as well as reflecting LaSalle\u2019s continued focus on industrial opportunities across key U.S. markets.<\/p>\n

According to data analyzed for our latest monthly national industrial report<\/a>, the Houston industrial market had the Southern U.S. region\u2019s second-highest year-over-year increase in year-to-date sales \u2014 up 160% in June. Industrial property sales closed here during the first six months of the year approached $1.9 billion, which was the second-highest total in the region after Dallas.<\/p>\n

With 20 million square feet in the pipeline last month, Houston also came in second in the region for new industrial space construction (behind Dallas\u2019 31 million square feet). Meanwhile, the market was one of few in the region to see vacancy hold steady below the national average, which was at 9.1% in June.<\/p>\n","protected":false},"excerpt":{"rendered":"
