Cohen Brothers has secured seven leases totaling nearly 96,000 square feet at the Red Building, a creative office space in West Hollywood, Calif.(opens in new tab)<\/span><\/a>, that\u2019s part of the company\u2019s Pacific Design Center complex. The deals include new tenants, while also locking down a series of existing beauty, fashion and tech tenants.<\/p>\n

Among them, SuperOrdinary, a distribution platform and beauty incubator, had the largest footprint at 25,000 square feet. The landlord was represented in-house by its Executive Vice President & National Director of Leasing, Marc Horrowitz, while Marc Bretter of Maywood Property Group negotiated the agreement on behalf of the tenant.<\/p>\n

Here, luxury makeup brand Hourglass Cosmetics, a subsidiary of Unilever Prestige, penned a six-year lease for 18,500 square feet, while Tracee Eliss Ross\u2019 hair care brand, Pattern Beauty, will occupy 7,800 square feet in the building under a six-year term, as well. Additionally, Australian apparel retailer Princess Polly signed a 6.5-year deal for 11,500 square feet, while vintage designer Lilly et Cie locked down 8,500 square feet for an eight-year lease.<\/p>\n

Meanwhile, Grindr renewed its 14,500-square-foot lease at the Red Building (its current headquarters) and British apparel brand All Saints extended its total footprint to 10,000 square feet for four years.<\/p>\n

\u201cThe continued demand we\u2019re seeing at the Red Building, from beauty and fashion brands to technology companies, speaks to the strength of the Pacific Design Center as a creative hub,\u201d said Charles Cohen, president and CEO of Cohen Brothers Realty.<\/p>\n

Another tenant \u2014 entertainment law firm Johnson Shapiro Slewett & Kole \u2014 also expanded its presence in the building by 8,500 square feet for a total of 19,000 square feet.<\/p>\n

\u201cWe are pleased that this successful, high-end, existing tenant is prospering and expanding at PDC\u2019s Red Building, which continues to outpace the market in robust leasing activity,\u201d Horowitz said. \u201cThis commitment is further testament to the long-term success of this accomplished law firm\u2019s reputation and choice of locations in Southern California.\u201d<\/p>\n

With nearly 140,000 square feet of leases secured in 2025, the Red Building is now 90% occupied(opens in new tab)<\/span><\/a> with another 50,000 square feet worth of deals still being negotiated. Once these are also finalized, the property\u2019s occupancy rate is expected to hit 95%.<\/p>\n

Envisioned by the late architect Cesar Pelli and completed in 2012, the Red Building is part of a complex that also includes the 750,000-square-foot Blue Building (built in 1975), and the 450,000-square-foot Green Building (completed in 1988).
