A standout on the local skyline, the Class A trophy office tower at 1201 Elm Street offers 1.7 million square feet rich in amenities:<\/p>\n<ul>\n<li>building conference facilities and concierge<\/li>\n<li>24-hour security and management services<\/li>\n<li>12-story parking garage, direct access to <span class=\"BodyText\">DART rail and bus services, as well as the CBD underground tunnel system<br \/>\n<\/span><\/li>\n<li>9-story, half-pyramid <span class=\"BodyText\">Crystal Court structure that encompasses <\/span>retail, restaurants and convenience stores<\/li>\n<\/ul>\n<p>The Renaissance Tower&#8217;s last major makeover was in the late 1980s to early 1990s. According to the <em><a href=\"https:\/\/www.bizjournals.com\/dallas\/stories\/2006\/11\/20\/newscolumn7.html\" target=\"_blank\" rel=\"nofollow noopener\">Dallas Business Journal<\/a><\/em>, the building was purchased in 2006 by the Moinian Group and SMA Equities for about $150 million and was over 80% leased at the time. In September of last year, the Environmental Protection Agency signed a 20-year lease to relocate its\u00a0regional offices to 229,000 square feet at the landmark tower.
