The Bay Area also fared well compared to other California markets&#8211;in terms of sales volume, it was surpassed only by <a href=\"https:\/\/www.commercialcafe.com\/blog\/la-office-sales-volume-drops-36-q1-2017\/\" target=\"_blank\" rel=\"noopener noreferrer\">Los Angeles County<\/a> ($1.5 billion) and <a href=\"https:\/\/www.commercialcafe.com\/blog\/san-francisco-q1-office-report-109-spike-sales-volume\/\" target=\"_blank\" rel=\"noopener noreferrer\">San Francisco County<\/a> ($1.35 billion).<\/p>\n<p>We used <a href=\"https:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Yardi Matrix<\/a> data to analyze all sales for office buildings larger than 50,000 square feet (see <a href=\"#methodology\">\u2018Methodology\u2019<\/a> section) to close in the Bay Area\u00a0in Q1. We also looked at new office projects scheduled for completion in the second quarter of 2017, using the same data source.<\/p>\n<p>&nbsp;<\/p>\n<h4 id=\"salesvolume\">Total Office Sales Volume Makes Hefty Comeback in Q1<\/h4>\n<div class=\"infogram-embed\" data-id=\"q1_2017_bay_area\" data-type=\"interactive\" data-title=\"Q1 2017 Bay Area\">There were 17 sales of over $5 million to close on the Bay Area office market in the first quarter of 2017. The sales volume of $1.3 billion was 178% higher than the volume recorded in Q1 2016, when 15 properties traded for just $469 million. Nonetheless, though the first quarter of 2017 saw the Bay Area market&#8217;s best Q1 sales volume in the past four years, this growth seems less impressive when compared to the rest of 2016 (Q1 2016 actually proved to be a weak quarter, compared to the last four years). (Yardi Matrix)<\/p><\/div>\n<p>The largest office sale to close in the first quarter of the year was TriStar Capital&#8217;s $290.7 million acquisition of 410, 420 and 430 N. Mary Ave. in <a href=\"https:\/\/www.commercialcafe.com\/commercial-real-estate\/us\/ca\/santa-clara-county\/sunnyvale\/\" target=\"_blank\" rel=\"noopener noreferrer\">Sunnyvale, Calif.<\/a>, from Rockwood Capital. The 15-acre office campus dubbed <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ca\/sunnyvale\/410-430-north-mary-avenue\/\" target=\"_blank\" rel=\"noopener noreferrer\">Crossroads III<\/a> is fully leased to Apple Inc., and has undergone major renovations since its\u00a0completion in 1990, according to the <em><a href=\"https:\/\/www.bizjournals.com\/sanjose\/news\/2017\/02\/22\/apple-sunnyvale-campus-sale-tristar-capital.html\" target=\"_blank\" rel=\"noopener noreferrer\">Silicon Valley Business Journal<\/a><\/em>. Major Projects on Track for Q2 Delivery<\/h4>\n<p>Two large projects were delivered in the first quarter of 2017 in the Bay Area office market, both part of the same <a href=\"https:\/\/www.commercialcafe.com\/commercial-real-estate\/us\/ca\/santa-clara-county\/santa-clara\/\" target=\"_blank\" rel=\"noopener noreferrer\">Santa Clara, Calif.<\/a>, campus. Menlo Equities finished work on buildings E and F at its Campus @ 3333 spec project in the heart of Silicon Valley, featuring 289,650 and 309,475 square feet, respectively.<\/p>\n<p>The second quarter is expected to be more fruitful, with 11 large office developments totaling 4.5 million square feet scheduled for delivery in the Bay Area. The largest project to be completed in Q2 is the 2.8 million-square-foot Apple Park campus in <a href=\"https:\/\/www.commercialcafe.com\/commercial-real-estate\/us\/ca\/santa-clara-county\/cupertino\/\" target=\"_blank\" rel=\"noopener noreferrer\">Cupertino, Calif.<\/a> Located at 10955 N.
