Home to a plethora of large tech and semiconductor corporations such as Broadcom, Blizzard and Verizon, the Orange County boasts a healthy job market and an unemployment rate of just 3.7% as of February 2017. Consequently, the county presents a more affordable alternative to increasingly expensive markets such as <a href=\"https:\/\/www.commercialcafe.com\/blog\/la-office-sales-volume-drops-36-q1-2017\/\" target=\"_blank\" rel=\"noopener noreferrer\">Los Angeles<\/a>, <a href=\"https:\/\/www.commercialcafe.com\/blog\/san-francisco-q1-office-report-109-spike-sales-volume\/\" target=\"_blank\" rel=\"noopener noreferrer\">San Francisco<\/a> or the <a href=\"https:\/\/www.commercialcafe.com\/blog\/bay-area-office-sales-volume-nearly-triples-q1\/\" target=\"_blank\" rel=\"noopener noreferrer\">Bay Area<\/a>, for young professionals and office investors alike.<\/p>\n<p>We used <a href=\"https:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Yardi Matrix<\/a> data to analyze all sales for office buildings larger than 50,000 square feet (see \u2018Methodology\u2019 section) to close in Orange County\u00a0in Q1. We also looked at new office projects scheduled for completion in the second quarter of 2017, using the same data source.<\/p>\n<h4 id=\"salesvolume\">Q1 Office Sales Volume Totals $293M<\/h4>\n<div class=\"infogram-embed\" data-id=\"q1_2017_orange_county\" data-type=\"interactive\" data-title=\"Q1 2017 Orange County\">The first quarter of 2017 saw nine office deals of over $5 million close in Orange County, Calif. The total sales volume of $293 million marked the second-best Q1 of\u00a0the past four years for the <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ca\/orange-county\/\" target=\"_blank\" rel=\"noopener noreferrer\">Orange County office sales<\/a> market, and was also three times higher than the volume recorded in the first quarter of 2013. Nonetheless, total dollar volume in Orange County\u00a0dropped 59% compared to\u00a0Q4 2016, when 12 transactions closed for $720 million, and was nowhere near the $884 million peak recorded in Q4 2015.<\/div>\n<p><script>!function(e,t,s,i){var n=\"InfogramEmbeds\",o=e.getElementsByTagName(\"script\"),d=o[0],r=\/^http:\/.test(e.location)?\"http:\":\"https:\";if(\/^\\\/{2}\/.test(i)&&(i=r+i),window[n]&&window[n].initialized)window[n].process&&window[n].process();else if(!e.getElementById(s)){var a=e.createElement(\"script\");a.async=1,a.id=s,a.src=i,d.parentNode.insertBefore(a,d)}}(document,0,\"infogram-async\",\"\/\/e.infogr.am\/js\/dist\/embed-loader-min.js\");<\/script><\/p>\n<h4 id=\"averageprice\">Average Price per Square Foot Rises 25% Y-o-Y<\/h4>\n<div class=\"infogram-embed\" data-id=\"average_sales_price_q1_2017_orange_county\" data-type=\"interactive\" data-title=\"Average Sales Price Q1 2017 Orange County\">The average price per square foot for office buildings trading in <a href=\"https:\/\/www.commercialcafe.com\/commercial-real-estate\/us\/ca\/orange-county\/\" target=\"_blank\" rel=\"noopener noreferrer\">Orange County<\/a> in the first months of 2017 was roughly on par with the Q1 2013 average, resting at $240. The average price also rose 25% year-over-year, resulting in the highest Q1 level of the past four years for\u00a0the county&#8217;s\u00a0office sales market. (Yardi Matrix)<\/p><\/div>\n<p>Orange County&#8217;s largest office transaction of Q1 closed in March, when Karma Automotive paid $56 million to acquire the former Kawasaki USA headquarters at 9950 Jeronimo Road in Irvine, Calif., from the Bixby Land Co. The <a href=\"https:\/\/www.commercialcafe.com\/commercial-real-estate\/us\/ca\/costa-mesa\/\" target=\"_blank\" rel=\"noopener noreferrer\">Costa Mesa<\/a>-based automaker, owned by Chinese company Wanxiang Group, previously leased the 262,463-square-foot facility last summer, and now <a href=\"https:\/\/www.connect.media\/karma-auto-embraces-bixbys-amenity-rich-workspace\/\" target=\"_blank\" rel=\"noopener noreferrer\">plans to redesign the building<\/a> to suit its needs and add a Branded Experience Center for its new Revero luxury sedan.<\/p>\n<p>Five out of the nine large office deals of Q1 closed in Irvine, Calif. This should come as no surprise, as the <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/ca\/irvine\/\" target=\"_blank\" rel=\"noopener noreferrer\">Irvine office market<\/a> is increasingly appealing to investors, with major corporations and higher education institutions based in the area (top employers in Irvine include the University of California, Irvine, Allergan, Broadcom Corp. and Blizzard Entertainment). Other notable Irvine transactions included MerchSource&#8217;s $42 million acquisition of 7755 Irvine Center Drive from Menlo Equities, and Pendulum Property Partners&#8217; $41.6 million purchase of <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ca\/irvine\/jamboree-business-center-east\/\" target=\"_blank\" rel=\"noopener noreferrer\">5 Peters Canyon Road<\/a> from TIAA.<\/p>\n<\/div>\n<p><script>!function(e,t,s,i){var n=\"InfogramEmbeds\",o=e.getElementsByTagName(\"script\"),d=o[0],r=\/^http:\/.test(e.location)?\"http:\":\"https:\";if(\/^\\\/{2}\/.test(i)&&(i=r+i),window[n]&&window[n].initialized)window[n].process&&window[n].process();else if(!e.getElementById(s)){var a=e.createElement(\"script\");a.async=1,a.id=s,a.src=i,d.parentNode.insertBefore(a,d)}}(document,0,\"infogram-async\",\"\/\/e.infogr.am\/js\/dist\/embed-loader-min.js\");<\/script><\/p>\n<h4 id=\"underway\">What&#8217;s Next? Projects on Track for Q2 Delivery<\/h4>\n<p>Even though there were no office projects over 50,000 square feet to be delivered in the first quarter of 2017 in the county, the market is set to pick up the pace in Q2. Five developments are currently underway and scheduled for completion in the second quarter, encompassing a total of over 1 million square feet. The largest project to come online in Q2 is Trammell Crow&#8217;s <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ca\/irvine\/the-boardwalk\/\" target=\"_blank\" rel=\"noopener noreferrer\">Boardwalk<\/a> development at <a href=\"https:\/\/www.commercialcafe.com\/commercial-property\/us\/ca\/irvine\/the-boardwalk\/\" target=\"_blank\" rel=\"noopener noreferrer\">18691 Jamboree Road<\/a> in Irvine, Calif. The Class A office campus incorporates two nine-story buildings totaling 550,000 square feet, to be connected through outdoor walkways and indoor bridges.
