Beverly, Mass.-based private equity firm Brookwood Financial Partners recently sold The Renaissance Office Center, an 86,000-square-foot office building at 9530 Market Place Road in Fort Myers, Fla.
The buyer was ownership group CM-CRE Office I LLLP, which also included Mayhugh Commercial Advisors that brokered the deal in an off-market transaction. Mayhugh will also manage leasing and property operations going forward. Reportedly trading for about $9.7 million, the property claimed an estimated $113 per square foot.
This deal is well-regarded as a testament of continued investor confidence in the long-term fundamentals of the Southwest Florida Coast office market.
Recognized for its exceptional finishes; first-class amenities; and roster of nationally recognized, credit-rated tenants, The Renaissance Office Center is strategically located at the northwest corner of Interstate 75 and Daniels Parkway, making it a notable investment opportunity in what is considered to be a tight class A market.
Brookwood Financial Partners originally acquired the property in 2017 for $8.6 million and has since meticulously maintained its high-caliber status.

The Southwest Florida Coast was one of the 15 best-performing office markets in Q1 2025, ranking 11th among markets smaller than 100 million square feet. It also had the second-lowest office vacancy rate of the quarter (behind California’s Inland Empire) and saw the seventh-largest quarter-over-quarter increase in the share of coworking out of the total local office stock.
“What appealed to the buyer was the institutional-quality construction, long-standing tenancy, and premier location,” said Mayhugh’s Justin Ankney, CCIM. “The Renaissance Office Center represents a rare opportunity in a tight Class A office market.”
