Jackson Ranch is a large-scale logistics and energy corridor located directly on Interstate 5 at the Utica Avenue interchange in Kings County. Strategically positioned at the intersection of freight movement, electric-vehicle trucking and rising energy-infrastructure demand, the project provides logistics operators, energy-sector users and EV-focused fleets with a Central Valley base midway between Los Angeles and the San Francisco Bay Area. From this location, operators can serve major California markets within a one-day run while establishing a long-term position along the state’s principal north-south freight corridor.

Jackson Ranch is being positioned as an energy-enabled project, supported by leadership experienced in solar, EV integration and power-sensitive industrial requirements. Qualified users may evaluate potential charging, battery-storage, solar-generation and grid-connected solutions based on their specific operational requirements. Any such improvements would remain subject to technical feasibility, utility capacity and interconnection, engineering, ownership approval, financing, permitting and applicable governmental approvals.

The ±414-acre master plan integrates industrial and energy development with highway-commercial support, including fueling, truck services, hotels, QSRs, retail and driver-oriented uses. Jackson Ranch offers an institutional-scale corridor platform for next-generation transportation, logistics, data infrastructure and energy users.

The property has also been identified within a federally designated Qualified Opportunity Zone. Potential eligibility and tax treatment should be independently reviewed by each party with their legal and tax advisers.

The current offering includes up to approximately 2.3 million square feet of planned industrial development, with industrial lots available for sale within the fully entitled project. The offering is designed for major operators, corporate users, developers and institutional groups seeking scale, direct Interstate 5 access, coordinated power and fiber planning, and the opportunity to evaluate proposed solar-generation, passenger-vehicle EV-charging and commercial-truck EV-charging infrastructure, subject to feasibility, availability and required approvals.

Development areas can be planned around each operator’s requirements. Potential configurations may include cross-dock or front-load facilities, high-cube buildings, truck courts, secured yards, trailer parking, fleet staging, separated truck and automobile circulation, and equipment areas. Depending on availability at the time of the transaction, operators may also have the opportunity to purchase additional land.
