Heritage Square PUD

Heritage Square is an approved 23.39-acre Planned Unit Development at the northwest corner of Mason and Burkhart Roads in Howell, MI, offering 386 entitled units, consisting of 296 apartments and 90 senior living units, available separately or together. Entitlements and infrastructure are already in place: 398 sewer REUs are allocated, a $1.2 million value already secured, and roughly $2.7 million of improvements are in the ground, including the central access road, water main, storm sewer and detention basin. The site enters a supply-starved submarket where no community above 200 units has delivered in Howell since 2006, while the comparable set runs 96.2% occupancy at a $1,492 average rent, up 8.8% since 2023. Adjacent validation comes from M/I Homes, which is developing 171 single-family homes immediately north of the offering with its first two phases underway, leaving a buyer with a shovel-ready, de-risked development in a proven location.
