Our Richland Mall redevelopment is in the city of Forest Acres, just north of downtown Columbia and the University of South Carolina. With the strongest demographics in the region, Forest Acres is the highest end area in Columbia.
This mall has been looked at for redevelopment for years, and we were able to complete a public-private partnership last year with the city and county to make this project a reality. Upon completion, this site will include 380 Class A multifamily units, alongside 160,000 square feet of retail space including a new grocery store. Additionally, the site will have a 5-acre City Park in the rear featuring an amphitheater for events.In 2023, Southeastern acquired Richland Mall in Columbia, SC with the goal of redeveloping the property into a modern mixed-use destination. After the final tenants vacated, demolition of the existing mall began in 2024.
The redevelopment spans 25.5 acres and will be completed in three phases, including retail, multifamily residences, a Kroger grocery store, and other uses. From the original 32-acre site, 6.5 acres were purchased by the City of Forest Acres for the development of a new city park and amphitheater.
Leasing opportunities include retail and restaurant space along Forest Drive, with select locations offering views of the future park. Additional retail and outparcels will be located along Beltline Boulevard, creating a walkable environment for residents and visitors.
