Vancouver, Canada-based investment fund manager HFI Capital Management recently announced the acquisition of a low-rise office building in West Dallas, where the firm plans to relocate its headquarters.
The property is located at 1333 Oak Lawn Ave. and will be rebranded as “The Capital Design District,” or “The Capital” for short. Completed in 2024, it includes more than 120,000 square feet of modern Dallas office space across five floors that offer dramatic views of both Uptown and Downtown.
An ideal location for a curated collection of financial, entrepreneurial, and business services firms, The Capital Design District features amenities such as: more than 8,000 square feet of highly curated amenities on the ninth floor; a private tenant lounge called “Capital Spot”; an executive conference room; a fitness center; complete locker rooms; and a rooftop pickleball court. The property also includes several floors of parking, totaling more than 360 spaces.
“The Design District’s evolution over the last decade has been striking,” said Ken Hersh, HFI chairman and founder. “It has finally arrived as an important business hub in the city. It is more than just a design district today. Now, with fully local ownership and great leasing momentum, The Capital will be a center for financial and entrepreneurial enterprises in a dynamic and growing part of Dallas.”
HFI made the acquisition in a joint venture with Quadrant Investment Properties. The investment fund manager’s plans include relocating its offices into the building, as well as activating Capital Spot with a speaker series, happy hours, and other networking events that will provide additional value to tenants and the business community.
Centrally located and within a short walk of some of the city’s best restaurants and attractions, The District rises 10 stories directly across the street from The Seam — an under-construction development that will bring new restaurants and retail shops to the neighborhood. The Seam is expected to open in the summer of 2026.
Nearby amenities include: Italian-American restaurant Carbone; Mexican-inspired eatery El Carlos Elegante; Italian-designed restaurant and bar The Charles; the Virgin Hotel; the Hilton Anatole urban resort; the International on Turtle Creek retail center; and the Hi Line Connector urban trail to the Katy Trail.
