Faviana Reveals Plans for New Long Island City Warehouse

A new, seven-story, mixed-use commercial and manufacturing building is being planned for Long Island City, Queens. According to a recent filing with the New York City Department of City Planning, Faviana CEO, Omid Moradi, has submitted a rezoning application to develop the property at 31-10 and 31-16 Hunters Point Ave. The plan, submitted through the entity 31-10 Hunters Point, is to construct a new warehouse on the site that Faviana acquired for approximately $4.3 million in 2015.

The location currently houses a two-story industrial building where the company produces its Generation Celebration loungewear collection. The adjacent building at 31-16 Hunters Point Ave. is owned by Hunters Point 1031 Holdings — an entity with apparent ties to Gilman Management Corporation — and is currently home to clothing manufacturer Paddy Lee Fashions.

If the project is approved, the new building would cover a total of 83,500 square feet split between 39,642 square feet of commercial space and 43,858 square feet of manufacturing space. The plans also include 40 parking spaces.

Moradi stated in the filing that the new development would “further enhance and integrate the industrial and commercial nature of the neighborhood; improve the streetscape; and provide a sustainable and transit-oriented development.” This expansion shows a continued commitment to securing high-quality Long Island City warehouse space for manufacturing.

Founded in 1988 by Paul, Omid, and Navid Moradi, Faviana is known for selling dresses with a “sophisticated aesthetic” and clean lines. The dress manufacturer plans to maintain and grow its operations in Long Island City through this new project to “strengthen its local manufacturing business,” according to the filing.

This news comes on the heels of another notable development in the area: United Construction recently filed plans for a 387-unit, 268,000-square-foot luxury residential building not far away at 23-07 43rd Ave., highlighting the mix of uses continuing to evolve in the neighborhood.
