Hines to Build Massive Project in North Dallas’ Allen Corridor

Houston-based developer Hines unveiled plans for The Strand, a new 135-acre corporate campus-anchored mixed-use development located in Allen, Texas.

Master planned by Gensler, The Strand site will be transformed into a vibrant corporate campus and mixed-use neighborhood, which will include office space, retail and urban residential options along a greenbelt and waterway. The land is excellently located at the intersection of State Highway 121 and Alma Road and has been owned by project partner Bob Johnson’s family since 1965. The development promises to become the city of Allen’s new socio-economic hub and to deliver unparalleled amenities and walkable spaces to the community.

Barry Hand, principal and studio director with Gensler’s Dallas office, explained that the current and anticipated growth of the North Texas office market is unprecedented and “the size and proximity of The Strand will energize a unique collection of lifestyle amenities and flexible corporate parcels at a strategic regional node along 121.” Design Director Ross Conway added that “with a diversity of walkable urban-style housing, dynamic architecture and an integrated natural prairie landscape connecting to the city’s park system, our vision and purpose for the project extends beyond the site’s property lines and speaks to the local character and history of the city of Allen.”

Built in three phases, The Strand will add roughly 1.7 million square feet of space to the Allen corridor of the North Dallas office market, along with approximately 380,000 square feet of retail. Phase One will include the beginning of the 10-acre greenbelt park space, 200,000 square feet of office space, 80,000 square feet of retail and structured parking over roughly 35 acres.

CEO of the Allen Economic Development Corporation, Dan Bowman, stated that “the Strand on 121 in Allen is directly in the path of growth. We continue to see strong office interest in the area and support this location as a corporate campus site.”
