660-670 E Northwest Hwy is a 12,027 SF one-story brick and glass building, 20 feet in height, with about 6,000 SF of basement, on a 0.62-acre hard corner at the signalized intersection of Northwest Highway (Route 14) and Kensington Road in Arlington Heights, offered at $2,500,000. It is within walking distance of the Arlington Heights Metra station on the Union Pacific Northwest Line and of Downtown Arlington Heights.

Built in 1966 and operated as automotive ever since, the building is laid out as three ground-floor bays of about 4,000 SF each. Three tenants pay $181,200 a year, and every lease ends between May 31, 2027 and June 1, 2028: the used auto showroom at 670 on May 31, 2027, and the repair shop at 668 and the oil change at 660 on June 1, 2028. No tenant holds a purchase option, and no relocation negotiations are required.

That gives two kinds of buyer a clear path. An auto-related owner-user can move into the 670 showroom in June 2027 and the whole building in June 2028, with the other bays paying rent until then; motor vehicle sales, service and repair are permitted uses in B-3. A developer can entitle through 2027 while the income carries the property, and deliver a vacant site by mid-2028 without buying out a single tenant.
