SL Green’s 100 Park Ave. Fully Leased Following Latest Deal

SL Green Realty announced that its 36-story tower at 100 Park Ave. has reached full occupancy following a significant new lease agreement. Law firm Robinson+Cole signed a 15-year deal for 48,451 square feet, successfully bringing the Midtown East office tower to 100% leased. The acquisition of this premier office space in Midtown Manhattan, N.Y., underscores the enduring appeal of the Park Avenue corridor for top-tier firms prioritizing high-quality, transit-oriented locations.

Robinson+Cole — one of the oldest law firms in the United States with roots dating back to 1845 — will occupy the entire 16th and 17th floors of the building. This move represents a major relocation and expansion for the firm, which is moving from its previous offices at 666 Third Ave. By moving to 100 Park Ave., the firm will more than double its current New York footprint. Managing Partner, J. Michael Wirvin, noted that the new, state-of-the-art offices will feature a connected, two-floor layout and a modern conference center designed to support collaboration and growth in a hybrid work environment.

The 905,000-square-foot luxury tower offers a robust suite of amenities, including a personal training studio, golf simulator, game area and communal conference spaces. Robinson+Cole joins a diverse tenant roster that includes real estate services firm Brixmor and professional services firm Turner & Townsend, the latter of which secured 24,394 square feet in the building this past February.

SL Green was represented by a Cushman & Wakefield team consisting of Harry Blair, Barry Zeller, Justin Royce and Pierce Hance. Savills’ Greg Taubin brokered the deal on behalf of the tenant. While the specific asking rent for the space was not disclosed, SL Green executives highlighted the transaction as a testament to the strength of the local market. This milestone also follows SL Green’s January sale of a 49% stake in the property to the Boston-based private equity firm Rockpoint. The exact move-in date for the law firm remains unclear.
