Tishman Speyer completed the sale of a 12-story, Class A, boutique office space in Manhattan, N.Y.’s SoHo neighborhood for $132.5 million with an estimated price per square foot of $866. Newmark’s Adam Spies, Doug Harmon, Adam Doneger, Marcella Fasulo, Avery Silverstein and Joshua King represented the seller during the negotiations.

The 153,000-square-foot tower, located at 148 Lafayette St., is the first purchase of a New York City property for buyer Shorenstein since 2021 as the San Francisco-based firm has been dealing with a number of distressed assets within its portfolio. Shorenstein’s recent comeback was signaled by the purchase of a Bay Area office building for $78 million from Premia Capital in July, along with two Class A office spaces in Dallas’ Preston Center market.

The property at 148 Lafayette, originally built in 1913 and renovated in 2017, last changed hands in June 2025, when Tishman bought it from EPIC for $105.5 million. Approximately 17 months later, it sold the property for 30% markup.

“We acquired 148 Lafayette with a clear plan and executed it ahead of schedule, generating an attractive return for our investors,” said Tishman Speyer Senior Managing Director, Chris Shehadeh. “This successful outcome reaffirms our conviction in the continued demand for premier office assets in prime Manhattan neighborhoods to both companies seeking exceptional work environments and institutional investors targeting high-quality real estate.”

The property boasts 13-foot ceiling heights; spacious, light-filled workspaces; two outdoor terraces; and excellent connectivity, located within a short walk of seven subway lines. Top-tier shopping, dining and venues are also within reach.

In addition, 148 Lafayette is fully leased to a diverse range of companies spanning the finance, fashion, e-commerce and tech industries. The tenant roster includes the likes of venture capital firm General Catalyst, cosmetics firm Charlotte Tilbury and AI code review platform Graphite.  At ground level, the building’s retail space is leased to boxing gym Five Points Academy and clothing store 260 Sample.
