Office Spec Project in Allen, Texas, Welcomes 1st Tenant

Dallas-based manufacturing company Fibergrate recently relocated its headquarters to Allen, Texas, in the FarmWorks One building at The Farm in Allen. The manufacturer is the first tenant to occupy the speculatively developed project.

The new Fibergate headquarters takes up 13,126 square feet (nearly 13%) of the recently finished property. Incorporating 102,000 square feet of class A, suburban Dallas office space across three stories, FarmWorks One was completed in 2024 on a nearly 3.4-acre parcel located at 1234 Johnson Road. The property features a three-story atrium lobby, an on-site fitness facility, private balconies, an outdoor patio area, and work/play outside plaza areas.

Nathan Durham and Duane Henley of Newmark represented JaRyCo, developer of FarmWorks One, while Anthony Delguyd of Hanna Commercial Real Estate teamed up with Mac Morse and Scott Morse of Citadel Partners on behalf of Fibergate.

FarmWorks One is situated on a nearly 3.4-acre parcel at 1234 Johnson Road.

Dallas-Fort Worth was one of the 10 best-performing U.S. office markets in Q1 2025. Developers here delivered the third-most office space during the first three months of the year, and the metro was one of only three major markets to add more than 1 million square feet of new office space during that time.
