The Regional Center of Orange County (RCOC), a nonprofit organization dedicated to supporting individuals with developmental disabilities, has renewed and increased its footprint at the Tustin Centre complex in Santa Ana, Calif.
The 102,631-square-foot deal represents an expansion of the organization’s existing headquarters at the Greenlaw Partners-owned campus. The bulk of the space (82,042 square feet) is within the Tustin Center II building at 1525 N. Tustin Ave., while additional office space to be occupied is located in the adjacent Tustin Centre I at 1551 N. Tustin Ave. The deal is reported to be the largest office transaction in Orange County to date this year.
HRS Commercial Advisory acted as the tenant’s representative in this deal, which it was the first to publicize:
“This represents a tremendous opportunity for RCOC to gain additional space while reducing its cost of occupancy per square foot, but what makes this transaction most notable is the direct positive impact on the community, allowing RCOC to serve more individuals and families in need,” said HRS Commercial Advisory President, Rick Sherburne.
The nonprofit also intends to modernize its spaces within both buildings through the addition of new lighting, enhanced meeting areas and updated office furniture.
The Regional Center of Orange County, which receives its funding from the state, is the exclusive tenant of Tustin Centre II, occupying all four floors of the property. Meanwhile, Tustin Centre I — a 10-story building — also houses other tenants, including California Work Injury Law Center, A-L Financial and Orange Coast Title of Southern California.
Greenlaw Partners, an Irvine-based development and investment firm, had an earlier history with Tustin Centre I, which was originally constructed in the early 1990s. Then, during the intervening years, the property and its sister building (Tustin Centre II, built in 2009) traded hands multiple times. Greenlaw later acquired both twin properties in late 2016 for approximately $80 million to bring them back under its ownership.
