Broe Group Kicks Off Phase 2 of Denver Office Project in Cherry Creek

Colorado-based investment company The Broe Group recently announced the beginning of the second phase of its development in the Cherry Creek North neighborhood in Denver.

The property at 250 Clayton — the second-phase project that promises to deliver the largest office floorplates in Cherry Creek North — will serve as the new headquarters for The Broe Group (relocating from 216 Clayton), Broe Real Estate Group and OmniTRAX (relocating from 252 Clayton), a collection of companies that will occupy roughly 24% of the property.

“We continue to invest in our home market and see strong sustained demand for what has become Denver’s top urban market,” said Douglas Wells, CEO of Broe Real Estate Group. “250 Clayton will deliver an unrivaled tenant experience that will redefine Cherry Creek office space.”

Located at 250 Clayton St., the new building will rise eight stories and include about 165,000 square feet of rentable, class A Denver office space, in addition to 10,000 square feet of high-end retail on the ground floor and nearly 100 spaces in both above-ground and subterranean parking structures.

The design of the phase-two office building features floor plates ranging from 25,000 to 30,000 square feet; a dedicated, drive-through visitor entry; floor-to-ceiling windows; outdoor spaces; a building lounge; and multiple rooftop features. Employing market-leading sustainability and energy principles that exceed Denver city code, construction is expected to be completed in the second quarter of 2028.

Broe’s most recently completed office project, Cherry Creek North at 200 Clayton, kicked off construction in 2021 and is now fully leased. Broe Group developments in Denver also include residential properties Country Club Towers and The Seasons of Cherry Creek.

The company’s multi-phase Cherry Creek North project boasts excellent access to amenities in the area as it’s located within walking distance of several high-end retail and dining establishments, as well as within three miles of the Denver central business district. Businesses looking to set up shop here can also take advantage of the Colorado market’s relative affordability within the U.S. office sector. According to the November national office report, Denver was one of just a few markets where listing rates were typically below the national average of $32.81 per square foot in October 2025.
